I am thinking of getting one of these and putting it up by the side opening of the bear lake, so that I can still cook/bbq outside and store the chairs etc at night in case it rains

At £49.95 they seem a bargain with a 5000HH (as opposed to £100+ for a bear lake side extension that will still be open anyway)

Just wondered how stable they are etc

We had one of these for the past 2 seasons. Must admit I cannot reccomend it. The roof can be a problem and the material has to be taught otherwise it holds the rain.

Look at the Outdoor Revolution Outhouse XL it is miles better, slightly bigger, much smaller pack size and easier to erect - Oh and the same price

only downer is 3000HH rather than 5000HH

Yes it does have a groundhseet and a HH of 3000 is more than enough unless you are thinking of camping in a monsoon!

Any HH over 2000 is fine and will not let in rain through the material as long are the seams correctly sealed or are taped you will never get water in.
This is the best kitchen tent without any doubt
