I have a 2010 Pathfinder and have exactly the same queries if the off the shelf Isabella annex will fit and is it the 220 or 250.. Poppy had great info all be it disappointing if we need to have the zips altered to make them work.

The mystery continues.... I do have renewed hope though... I came across someone selling a camper of the exact same model and year as mine (2010 Crusader), who also had an annex they said they might be willing to sell separately. It turned out they were a bit far away and didn't want to post it, so I didn't buy their one, but in the course of a few messages with them it turned out that they had bought an Isabella (not Pennine) annex, and they insisted that it works fine for them (without any modification). This, if true, is big news... they weren't sure if it was a 220 or a 250, but they were certain that it was a 'tall', so that at least narrowed down one option. (they said they would check the 220/250 thing when they got a chance, but I haven't heard back).
At this point I think I'm just going to 'take one for the team' and have a gamble on picking one up. I've come to the conclusion that a 250 is the best bet. Then there's the whole question of pre- or post- unicut - I've no idea what to think about that, but I'm assuming post-unicut. I'm waiting for one to become available that's a decent price and either within collection range or offers shipping. I figure as long as I shop sensibly, if it doesn't work out then I can just resell it for (hopefully) a minimal loss, and if it does work then big win!
I will of course post here again with any results.
