Original poster I'm so sorry you must really be gutted especially after the hassle of just moving.

Sadly moving house seems to be a very risky business. My son's friend recently purchased a house only to find that the previous owner on moving out had ripped out all of the electrical sockets and light fittings including the cooker and water heating.

It cost a fortune to get someone in to sort it all out.

I really think the Scottish system where the vendor has to sort all surveys is a better system.

Hi all, thanks for the replies. It was not a full structural survey but one that states clearly a damp metre should be used etc. Found out he came to the house when owners out, looked at the immaculate looking place at 12 years old and went away and never came back. Insurance company are going to deal with him. We aren't looking for anyone to blame either it was just a hell of a shock. Just wanting to get on with it and as I said in my original post we'll have 2 nice new bathrooms when it's done. Sad we have had to cancel our visitors over the next few weeks and missing our Sallyvan trip. The campsite owner won't return deposit either.
More upset about Sallyvan at s cracks.
Oh i married an IT person too!

Have to agree its a lot of money for something very basic and very seldom accurate!

We have recently sold our house and bought another.

Home report for our property cost us £450 and my 10 year old grandaughter could have done better, didn't stop it selling within two weeks though.

On a few of the houses we viewed, there were lots of wrong information in some of the Home Reports.
On one it stated garage was single skin brickwork with mineral felt roof. It was actually a sectional concrete garage with an asbestos roof.

In 3 other houses the surveyor stated in the Home Report that he could not gain access to the loft space due to locked or painted over loft hatch? So how could he give any indication as to issues, he simply said nothing about the loft space.We did not view these houses.

When I moved from England to Scotland, I paid for a full survey, even though the house had been built by the man, who was a builder by trade (we all have heard about chancers) whose family lived in the house. Two main reasons: one a not good experience previously though nothing like the horrible situation the OP is in and secondly, in Scotland, house purchase rules are different - there can be no gazumping, for example.

What was really interesting was that, despite using solicitors of very long standing in the centre of Edinburgh (which is not cheap!), the cost of the conveyance, survey and land registry (and I have a larger plot here) was nearly £1000 less than the conveyance on the sale of the English property which was of equivalent floor space.

Things have changed since I bought, but I'd still pay for a full survey prior to selling. Not least because my property, not less than 500 metres from the sea, is apparently at flood risk though I'm 67.5 metres above sea level!!
