Another vote in favour of negotiating with neighbours! Neighbour needs access over my property to sort out a major problem and also agreement over the removal of a tree that's contributed to the problem. We also need to formalise a gentleman's agreement regarding said neighbour's use of a bit of my property. 30 minutes today and we've agreed a revised boundary. I lose a few square feet of useless land. Tree removal will damage a couple of my trees but that saves me paying for the work (they do) and they pay for boundary fence. We each pay for the change in the Land Registry. Both of us are £££s in pocket, rather than ££££s out of pocket! Of course, these are decent neighbours; I appreciate others aren't so lucky.
But it does illustrate the point of ensuring you know the Land Registry details and it's definitely worth the few £s for getting an extra copy to keep to hand at home.

The usual arrangement, although not always true, is that the posts are on the owner's side of the fence. A better guide is that the deeds will show a small capital 'T' on the plans, with the 'T' being on the owner's side of the fence.
Our daughter's new-build home was the show home, so we assume that, for appearances, the best side was erected to enclose the show home rear garden. But even so, although the posts are on the side of the rear neighbour's garden, the plans show the 'T' to be on her side of the fence.
Due to strong winds causing repeated fence damage, I put new fences all around my rear garden with the posts supported on concrete spurs. So my plans and those of at least one neighbour are inaccurate. as houses change hands over time, the true situation can become less clear unless proper records are kept and handed along.
