Welcome to the Mad House!
As you are not restricted to fitting a caravan to an existing tow car, I would enjoy the luxury of this freedom and start by looking at 2 berth vans that suit your needs and your budget.
When it comes to looking for a tow vehicle, aim for one that has a good kerbweight so that the maximum laden weight of van weighs 85% of this figure - this is recommended for stable towing and those new to towing.
With regards to commercial vehicles, you will probably find that many sites do not allow these on site or they need to be parked in a car park rather than on your pitch. If possible, I would avoid commercial vehicles (especially sign written ones).
Happy caravan and car hunting.
