I'm probably in the wrong place to ask but . . . I have a freind with 25 acres of field/woodland that's thinking of putting up some tipi's and renting them out, anyone know what the law is re planning permission ?
The best place to ask is the local council. They all seem to work off differnt criteria. If he says they are for 'travellers'....he should have no bother!!!
Your best bet is to speak to your local council. Planning permission is needed not just for new buildings but also can be required if you change the use of land which sounds like it could apply here.

Speaking to farmers over the years,getting a licence is very difficult and most have found the only way into a camping site is through one of the two camping clubs,with a licenced CS or CL that is monitored and up to standards laid down by the parent club less work for the local government departments with an assurance it will be kept up to an acceptable standard.

I'm a councillor and have sat on planning committees; Rex is on the button, planning regulations will be comprehensive and complicated - especially for a commercial venture such as this.
Your friend needs a good chat with planning officers, and very probably legal and other professional assistance should they decide to go ahead.
Depending on where the site is, I would also foresee objections from neighbouring households/farms/businesses which are very wary of anything that smacks of New-Age or travelling.

All Councils will have a policy re things like campsites and if you ring the local planning office they will give you an outline of what the possibilities are. It won't be simple and could take some time and cost!
I seem to recall something about a 28 day rule where you can change the use of a piece of ( agricultural? ) land without planning permission.................

Unfortunately, gone are the days when you had a field that everyone could enjoy entirely at their own risk.
You will now need PP, HSE risk assessments, adequate insurance (a law unto it's own), Noise Regulations, Sewage treatments, etc., the list goes on & on!
Saying that, as long as you apply for short term PP, i.e holiday camping rather than long term (i.e. Pikey's ) you stand a better chance.
