I hate to say this but, if your tent is leaking then cleaning it & coating it with Fabsil will only give you one more season, if that. Synthetic tents only have around a 5 year life span as the PU waterproof coating breaks down with UV rays. Fabsil won't really soak into synthetic fabric as well as it does into canvas. If the coating on the inside of your tent looks a bit 'crazed' like old crockery, or if it looks a bit 'milky' in some areas, then it is breaking down.
However, if your tent is just a bit grubby (but not leaking), you can hose it down, or wash it with a sponge & clean water - don't use any detergent on it.
going from a monty 6 to a £89 halfords thing would be a bit of a comedown to say the least, however your right about it been the best time to buy a new one,

ive got a montana 12,i got mould so i put it up in the garden and cleaned it with milton tablets, then re sealed it with johnsons weather proof 5 litres(1 can sprayed).next year will be the 3rd after resealing it ,but it isn't as bright after resealing it.
