The former Mr Fran, who was a carpenter, boarded out our loft in about 8 hours. We priced up a space-saving extending ladder at around £200 and he reckoned it would take him about a day to fit it, including making a completely new hatch (the existing one opens inwards, so all the frame etc would have had to be redone).
If that includes making good the ceiling, I'd say £1,600 isn't too bad.
