I have just found a very severe wet patch underneath the kitchen unit on my Abbey Stafford 1990. The wallboard is practically falling apart[ about a 1ft square section ] and about a 1ft square section of the floor[ that i can see ] is fairly rotten to. Apart from, "how do i get the kitchen unit out"?, how easy is it to remove a section of the floor and what do you replace it with[ is it normal plywood or is it a special board. I also need to find and repair the leak, i think the main culprit is either the sealant around the door or a caravan dealers plate that as been riveted on the outside[ the damp wallboard is opposite this plate. How easy or not is it to remove the door frame and check the wood underneath and then reseal it. Hope someone can help. Allan.
Pleased to see Wizard's on board - he's my hero! Between him and Caradad I've nearly finished sorting my rotten floor.
I've used a straight edge and stanley knife to cut back to the 'good' wood and removed the rotten stuff. Where the timber was fairly solid I used a wood chisel under it and prised it off taking care not to damage the insulation underneath. Then did the same on the side panel where that had rotten too.
I've cut out all the rotten supporting timbers and patched new pieces in. All the new timbers have been painted with a waterproof membrane paint, hopefully if there's any future water ingress the structural timbers won't rot! So as far as the internal work goes I've only go to replace the wall board and flooring. The walls are 3mm ply which I'll panel pin and glue into place (probably going to use 'Sticks likes Sh**t'). Then screw (into the new floor 'joists') and glue (use a non solvent based adhesive so it won't attack the insulation) the new floor (6mm ply) boards down
The difficult bit was finding where the water has been getting in. In my case it was along the bottom seam (where the wall meets the floor) and the bottom corner of the awning rail. I've removed the skirt rail and rubber seal - this is the one thats split and cleaned all the old mastic off. Of all the jobs I've done this is the worst!! The white spirit disolves it to a thick glue which eventually rubs off. So I'm now ready to reseal the awning rail.
My next task is the door frame, I've a small wet mark on the new floor I put down so there's obviously still a problem here. I haven't started the door area yet so can't be help much here.
I really hope it goes well for you (and stays dry! working outside with the skin and seals off your van when it starts to rain is ..... )
When you go for this repair......make sure that you remove all the rot. It is sometimes tempting the take out the worst, and that will do. That is false economy. If there are spores in there they will spread to the repair!
Hello I have an 1989 Abbey Stafford which is rotton around one side of the door and I think the roof rail is letting in water, I dont want to sell my caravan as it is lovly to tow and look's bril inside, as I have two very young children it is perfact. could you help with sorting these problams out by offering any tips you may have. kind reagrds, Stuart
Hi Stu, mine is a 1990 Stafford and like yours, [for the age of the van] its really nice inside.Is the damp actually in the door or is it on the wall board, if the wallboard is damp then you will probably have to reseal the awning rail. It's not something i have got round to doing myself yet but you can click on to wizards website and he shows you how to do it step by step. I,m hoping to start on resealing my door frame tomorrow, if it stops raining long enough. Let you know how i get on.
