hi we have a fletwood colchester 2002 and look after it havin it serviced and stuff as we are not practical we do it whe we were washing it last weekend we noticed the seal on the front of the van was crumbling so we got a caravan guy out hehas been in the game a long time he has told us the seals need redoing the front cupboard his damp meter picked up a trace reading he sid it was just showing  wehave no smell or musty smell in it .But we are having him do the seals he said he was digging the old sealent out and replacing it doing both sides of van £150 so its reasonable but i was told previous if you ever have to have the van seals done you have to have the awning rail removed is there a wrong or right way to have this done any replies appreciated thanks

If hes removing the rails he has to reseal them and the rails must be took off..

hi wizard i dont think he is taking the rails off its the same as on your picture though

up at the top of the van he said the seals were not too bad and there was only a mnimum damp reading this might be condesation i dont know but in our van the way the cornercupboard is its impossible to test in the corner as its built across and has end panels on i am goin to check with my own meter as well tommorrow  my hubby said the seals were like that last year but i didnt notice them i have now thats why i phoned the guy up. Is there a special seal he should use he told hubby it was a good selant /mastic as we cant do this ourselves he is not taking the rails off though .welive in manchester and didnt want to take it to a caravan dealer in derbyshire as a friend  took thiers and paid £900 and its still leaking

would i be better askin him just do do one side and take off the rail dreadin to think of the cost though but other side looks ok

Hi All,

 Just a quick question when i had my caravan serviced other week the engineer found damp on front left corner if you look at van from front, i was told i could  overseal the damp area on the outside without taking rail off, by removing top bit of sealant til i found wet sealant then mask off either side put silkaflex 221 on top then remove masking tape when tacky..

 i have had a damp repair done in the same area before under dealer 12 month warranty on 18/12/09 & also was told to watch a little crack that was on the corner of abs front panel where it meets the side & roof ..

 is this ok??

i was under the impression it had to all come off and new stuff put on ,cant see him doing a full job for £150

no sorry for one thing new sealant will not stick to the old stuff.you only do this a temp repair for a few weeks.the rails need resealing.

HI michael,

 thanks for the quick reply. but just to add the damp in the front corner of the van seems to go from where the hole in the front panel is down to the piece of wood you can see when you look on the inside of the locker.

 The awning rail back & front was taken off & resealed  when i had damp repair done.

 So do i just seal the hole & wait for it to dry out? by checking wood to see when it drys out

seal the hole anyway as a lot of the water from the roof will be going to that corner from the rail over the window.will take some time to dry out though.

I'm new on here also and have a van with some damp to fix- the Fixed It members websites have been a fantastic source of advice. Mind you, when looking around at prices on line for Sikaflex 512 I nearly had a heart attack when I saw some sites charging as much as £12 a cartridge. On the offchance I went to Atlas caravan and camping store in central Manchester. £6.99 a cartridge- and if you first join their free loyalty club, you get 10% off. So just £6.29 a cartridge- is this the best price anyone's seen?

Next cheapest I found was £7.10 from go outdoors as long as you pay the £5 up front for their membership card.
