Hi Mickey,
are the window seals grey or black? When I first got my current van, the seals were the grey rubber, and like yours, had stuck and ripped open when I opened the windows.
However, I had seen posts on here on that subject, and apparently the grey 'rubber' is well-known for perishing/sticking/cracking like this. Various suggestions were offered; some olive oil, some vaseline, some talcum powder or french chalk, but the general opinion was - get rid and replace with the black rubber seals! The black does not perish or stick, you can get the stuff from most caravan dealers, and it's (fairly) easy to do - have a look at Als Parker's site and go to the 'sealing windows' section - following this advice, even I managed to do it!
