Any tent you buy should be waterproof otherwise it isn't fit for purpose.
I'd avoid this website if I were you. The Outwell Lakes are fantastic tents and I would recommend any make of polycotton over nylon. Sounds like they don't want the hassle of any returns. There are plenty of proper resellers that will look after you. The water just runs off our Norfolk Lake - not as much as a drip - and I would trust it in any UK weather.
The only thing to consider with polycotton is the extra size and weight when it is packed compared to Nylon. If you can live with it then it is well worth the extra money.
