We camped 3 times last year in an outwell MaineL purchase at a discounted price as OH was unsure if he would like camping. Generaly the tent worked well but with 3 of us, we found we had a lack of living space when it rained! So spend Saturday looking at tents. (PJ St Albans) [Wanted to see a Delaware 5 - as seen a package deal tent + foot print + both carpets £1k].
They had a Delaware 5, Vermont XLP, Lake Wolf 7 and Bear lake 4.
I love the polycottons - but are a bit unsure about weathering/possible leaks. I like the Bear 6, OH likes the Wolf 5 becasue the canopy goes to the floor. Was surprise on how light the Delaware was. Vermont (like layout) concerned about overall lenght. My heads say keep the size to 5m by 7m as the maximum. This rules out the Vermont.
I hoped seeing the tents would help make the decision easier but it seem to have got worse. Any advice.

Back in 2008 we almost bought a WL5 very nice tent indeed, and we preffered the Outwell "PolyCotton" over Vango's lighter weight "PolyCotton".
In the end though we plumped for a Cabanon Biscaya 370 "Cotton" canvas tent, the tent is almost the same size and design as the WL5 and as both tents were the same price at the time, it was a no brainer to go for the "Cotton" canvas Cabanon for us.
We made the right choice, the tent has been fine for our fortnight campings in the South of France during July, and for the two of us, there is ample accomadation.
I so want the Delaware 5 and 7 to go with my tigris 800 and aztec galeria lol . pitch size can be a problem so i think your right to keep to 7 x 5m and the polycotton is much warmer , I must of had 20 tents over the years and would say my old frame canvas tent was the best i ever had ,still you can never have enough tents
We got the vermont xl the space is fantastic we had 2 weeks of horrible rain in devon but having the space was a godsend, good luck hope you get the right tent
Why not look at the vermont L or Lp then you will be under 5m wide and dont overlook the Kampa tents as quality is every bit as good
