Hi, Im looking for a residential caravan site that is open 12 months of the year. It will be for my eldest son to live in. Not a holiday park though.And preferably east coast, lincs. Thanks

Hi I'm looking to bay a static caravan and put it on a site on east coast but I don't won't to much for site fees any on where any are pls

Hi i'm probably four years too late on this thread😂 but u never know lol... I'm on a Haven site in Kent and have been here for about14years now.
I bought my caravan from the park for £22,000 which included the site fees which were £2,500 at the time. My site fees are now £4,400.... PLUS the rates and the electric/gas and insurance so about another £500 on top!
If u purchase a van from the Haven park (wether you buy a used or a new one) it will includes site fees and u can also spread the cost of it all over several years but the caravans are WELL over priced to start with and their interest rates are ridiculous.
If you buy one privately from someone selling theirs on the park you will get a much much better deal ( literally you will save thousands and find yourself a just as beautiful caravan at a much cheaper price.
Buying private means the seller will have to pay commission of the full sale price of their caravan to Haven! The buyer will pay the seller for the caravan and then the buyer will have to pay the site fees in full to Haven for the year ahead.
You can hire it out during summer and school holidays to cover all the costs and have a profit and still use it yourself at weekends :) The park is open from the 1st of march to the 30th nov inclusive and then it opens when the kids break up for all of the christmas holidays and shuts til march from new year's day.
Best tip is buy a used caravan. Brand new ones depreciate ridiculously overnight! Don't use the parks credit to spread the cost... it's extortionate and any balance on your account u r charged interest on it!
Having a static caravan is only worth it if you are gonna either hire it out to make it pay for itself or really really make use of it every spare minute you can!
For The first three years we practically lived in it lol , i even moved my kids to the village school!
All our family agree they was the best happiest years of our lives !
Our caravan is still in lovely lovely condition even tho it's been rented out and i still adore it ,but ...after all these years i'm going to have to sell it coz i just can't afford it anymore!
It cost £22,000 14 years ago, i can expect about £4,500 from a private sale minus commission , minus final bills lol
If by chance i can't find anyone to buy it , it will just get scrapped 😳 and i will get £100 lol :)

Confusion somewhat about "Residential" and "Holiday" homes.

Residential (Park Homes) are for private FULL TIME living, where you own the unit and pay the site owner ground rental.

You have to pay Council Tax and be on the Electoral Register. You cannot rent it out.

Holiday Parks where you own the unit, and may be able to rent it out, are limited in the time they can be occupied, e.g. 8 months, 10 months.

This thread has become mixed up.

BTW I have experience of BOTH types of sites.

For those of you living in Residential Park Home Sites, please look up Alfie Best and Wyldecrest Parks, and pray he doesn't buy your Park.
