SPACE that what you need SPACE.  It really is depressing if you are squashed in together.  Never mind how much in the way of facilities make sure it is CLEAN. Portaloos are okay if they are kept well emptied and Clean.... the fact is usually when you see a portaloo it usually is not.

No do not need endless facilities, most people are happy with showers and loos, I will do without those but suspect the minority here. If you are going to pre pitch tents I think you need to offer something special, something that most people would find difficult to pack like yurts or similar.  Lots of interesting ethnic tents out there and a bet they would be a hit.

Also a clear policy of when quiet time is on the campsite... after say 11pm no driving on the site etc etc.....

I don't know who you're aiming the pre-pitched tents at. I'm not sure Eurocampers want the same thing when they're in this country. Maybe if you had a couple of teepees for rent... something to give you a USP?

As for the facilities. I'd rather pay £10 for the pitch and have free showers than £9 for the pitch and pay 50p for a shower. What I'm trying to say is it is much more attractive to have an all-in price and "free" hot water and loo roll. Though we all know we're paying for it one way or another.

Somehow portakabins always end up a bit manky. I don't know why but they do.

Let us know when you get things up and running. We'll come and test it out! Promise not to write a review in your first season! :-)

Well I went to Lower Hyde in the IOW and paid approx £27 a night during high  season so not cheap and when I arrived I was horrified to find they had porta cabins for the showers and loos.  Now if I am paying that amount I  don't expect porta cabins.  The doors of the showers opened out right onto the field so everyone knows your in there and how long for as they are individual to top it off they would block so I found myself having to wrap up and then move onto the next shower in the cold or another good one is if someone was in the one behind the water would go boiling or freezing so porta loos are just not a good idea. Having said that there was alot of people using them and they wasn't upkept well.  So if you kept them clean and well maintained they are the same as real toilets so why not as long as the price you charge reflects that.

I wish you luck I am sure you will have great fun meeting people. 

All I like at a site is nice CLEAN toilets, showers and room for the kids to play. 

Also helps if you sell a few of the essentials a few farm animals can go down well as I know my kids like to feed animals.  just a few ideas: I have been to a site that has a little games room with pool table, they also had a washing machine and tumble drier which helps and ironing board and a few animals.  Maybe go around a few sites and check out the facilitys to give you and idea.

not portaloos and make sure someone is on duty at night to enforce the rules some people dont respect quiet times and will still be noisy at 1.00 am.

makes for happy camping if people can sleep at night.
