As a fellow park owner I just want to wish you lots of luck. There are some great ideas on here - a couple of which I may "borrow". Its a lot of hard work but having just enjoyed 4 months off "closed season" you certainly get the benefits!

Oh what a brilliant project, I really hope it all works out for you! You'll have to update this thread once you have made a decision, as I for one would be keeping a close eye and would love to come visit when you open!

I'm sure most of these things have been covered already but I thought I'd add mine. For me, what I would LOVE to have at a campsite is:

- allow campfires, maybe hire out those fire grate things with a tray that goes under to collect the ash
- nice big pitches, 10m x 10m, and maybe even with hedge boundaries like in Europe (nothing worse than kids racing bikes through my pitch between my tent & my utility tent!)
- hire out picnic tables - we went to a forest campsite once which hired out a wooden picnic table with attached seats for just 50p per day it was brilliant, and all the pitches had hired one we all loved them
- Very clean, warm & toasty bathrooms, which are cleaned twice a day and not just left with a bucket of revolting grey water to mop out with. Shower cubicles which have enough room to undress & dress again without dropping stuff on the floor. A glass door preferably (instead of a curtain) to keep my clean clothes dry while I shower. Don't mind the push button things as long as the water is hot and has a good pressure, and as long as you're not pressing the button every 15 seconds.
- dog walk area, with bins at every entrance, and preferably well fenced in (so we can let them off lead for their ablutions)
- EHU (with no restrictions on heaters in offseason)
- photocopies of local walks (with maps, distances etc) available in the shop
- One site we stayed at had 2 arrangements I loved - on a Friday there was a local takeaway which would deliver to site, you just gave your order & paid at the shop by 6pm and it was delivered at 7pm. And then on the Saturday they had a butcher come onsite about 10am and we all bought yummy local meat & sausages for the BBQ that night. They're not essentials of course, but they were a really nice touch which we appreciated.

I'm loving the sound of your location, and the sound of the co-op shop, sounds fab! Please do keep us updated.

As well as the long list of good ideas on here I would say think about what market you want to appeal to, review other sites in the area, look at what they are offering and see if you can spot a gap in the market.

For example is there a lack of provision for family friendly sites, or Adult only sites, or sites with good facilities for dogs. Also consider are you appealing to the whole touring market or do you want to specialise in provision for just tents or vans. Will you offer seasonal or long stay pitches or go for mainly short term visits. linked to this offering all or some full facility super pitches etc. very appealing when staying more than a few days.

I won't repeat what has already been said as most points have been covered.

One thing I somethimes need is a family bathroom - not just for the children but occassionally I have health problems which mean my husband needs to help me wash. I prefer using a bath as hubby doesn't have to get wet too like he would if it's just a shower!!
