I think you would need mains drainage. We almost always use CLs, just for the peace and quiet. That means a play area would be a negative point for us. We need water, toilet emtying and EHU.
Single track access isn''t a problem, as long as you make sure people only leave in the morning and arrive in the afternoon. Otherwise, somebody has to reverse for a mile, and it's usually me...

Agreed, we would avoid anything with a play area too. No point going somewhere for the peace and quiet when there are children running around screaming and shouting all day !
