jim we have looked into it and your right it cant be a septic tank its more like a large storage tank without the soakaway it just means it needs emptied every year instead of every 3 as we live in the country and dont have mains sewage our house has its own septic tank we was going to use it and thats when we found out about how we need a seperate tank

 i dont think a play area is a negative piont as the field is so big i would site it well away from the vans

the single track isnt a problem as there is plenty of passing places and no one need reverse

i forgot to add there is some lovely dog walks around here or even just nice walks if you dont have a dog

I think you would need mains drainage.   We almost always use CLs, just for the peace and quiet.  That means a play area would be a negative point for us.  We need water, toilet emtying and EHU.

Single track access isn''t a problem, as long as you make sure people only leave in the morning and arrive in the afternoon.  Otherwise, somebody has to reverse for a mile, and it's usually me...

Agreed, we would avoid anything with a play area too. No point going somewhere for the peace and quiet when there are children running around screaming and shouting all day !

I might be wrong but I think I have read that the planning exemption laws state that you can have 5 vans without worrying about planning consent.  That would mean 2 vans for one club and 3 for the other.

I am not going to try and pull a fast one with two sites out of my 19 acres i will continue to rent about 12 acres to the farmer and have one CS site with the C&CC it will be about 7 acres which is more than enough for a site my oldest son has already demanded that he is the official grass cutter and my little girl has told me we must have a play area so it wont be an adult only site i will welcome anyone and my dad has said he can put EHU anywhere we want as he owns an electrical company so its out with the pen and paper and try and plan where we will have everything but if there is anything i have missed i would love your input we have caravaned for 12 years so we have a good idea of what is required but thats only our veiws whats yours

I think there are some unfair comments re children's play areas. At least by having a play area, you have just that, an area for children to play!. You are therefore a lot less likely to have children playing around the units and kicking a ball at your caravan, tent or car.

I personally would not go somewhere without a play area. If you object that strongly you can  be asked to be pitched as far from it as possible or go to an adult only site. The later option does not necessarily gurantee you peace!

I would definately use the type of site you are looking to try and create. Good luck with it and let us know where it is.

I think most of the 'wants' have been covered by other posts.  I personally would prefer to be pitched away from the playpark, as our kids are in their late teens and don't come with us now.   I don't mind the sound of kids playing as long as their ball isn't bouncing off my van.  

I'll be interested to see how this progresses as I'm in Aberdeenshire too and use a few of  the local CS for weekend breaks. 

Have you thought of screening part of the available area off and making it suitable for storage of caravans? year round steady income aswell as the CL site??

Our needs for a CL are EHU, toilet emptying, water and the feeling of being in a large open space with no neighbours nearby!!!

If I can run around an open field naked and drunk with no-one noticing I'm happy!!!! (however I know others who would not be!!)

we are just of the A90 after ellon up on the hill on the hatton straight with veiws to die for 1 mile from hatton and 3 mile from cruden bay beach and golf course does that sound any good to you

We use CL's and CS's all the time and when planning always look for these first in our chosen area.  We love the quietness and the variety of different places we find.

We are 2 adults and 2 dogs so we look for sites that are genuinely dog friendly and if there is a dog area that is a real bonus and much appreciated.  The only facilities we look for other than this and the basics is probably a decent loo.

We like to meet the owners too as they are usually more approachable than those on bigger sites and keen to share their local knowledge.

I prefer sites that don't resemble a football field with hook ups.

I like the sites with little hedge divides. That way you know where your pitch begins and ends.

Also if it's blowing a hoolie, you get some protection from the wind.
