Hi guys, sorry if this is in the wrong section, wasnt sure of where to put it.

 I am carrying out a university project where I have to set up my own caravan and camping site and my own coarse fishing lake.  I am having real trouble in finding certain bits of information, such as how many touring caravans a can put in a 30 acre field, how many hook up points I can put in this field and how much hard standing will cost?

I wondered if any of you could help me out and point me ion the right direction of some websites of something?

How many you can fit on a 30 acre site will depend on how big you intend to make the pitches and how much space you intend to have around the site.
Are you going to have camping pitches for tents?
How many hard standing pitches? Some people prefer to use a grass pitch.

Again the number of EHU points is a personal choice - will every pitch have access to EHU or just some? 1 bollard per pitch or shared between 4 pitches? Remember that not everyone will necessarily require hook up.
Will any tent pitches you have be able to access EHU (many campers like this)

I have no idea how much EHU and hard standing would cost but there are several site owners that use this forum so they will be able to help - I know Jasmine_Park are currently having some new pitches and a children's play area installed at their site.

Hi there, just remember that each EHU can require up to 16 amps so you may need your own power station if you have too many.
Things like the number of pitches could well depend on your licence condition from the local authority. However, the AA, in its ratings, reckons on 25 to 30 pitches per campable area which, if my maths is right, means you could have up to 900 pitches on 30 acres which sound like a recipe for pure hell. You then have to factor in the facilities you will need for that number of pitches - things like toilet facilities, wash basins, showers, dish washing facilities, laundrettes etc. and the space you need to allow for those. What sort of camp site is it? Will it be a simple one providing just basic facilities or will it be all-singing, all-dancing with pubs, clubs, disco, restaurant, lap dancing club, etc.? (what a horrible thought) Will there be pitches just around the edge of your hypothetical field leaving plenty of space in the middle for kids to play? Where will the fishing lake be in relation to the pitches? What protection will be provided for the kiddies staying on site to keep them safe from the water? Basically, the problem you have been set, if that's all the information you've been given, is "How long is a piece of string?" There can be no real answers unless there is more information on what you have to provide.

Have a look at a few sites to get an idea of the number of pitches for any particular size and what facilities are needed. A good place to start is the Campsite search on this website. Once you have found a site that looks a similar size to the one you are planning for your project look at how large an area it covers by looking at a map or satellite image to measure it, though often you will find that the site details also mention how large the area is. Both the Caravan Club and Camping and Caravaning Club have ways on their website at looking around a lot of their sites with 360 degree views. Also the Caravan Club have downloadable site plans for all their sites.
Offhand I can think of two Camping and Caravaning Club sites that have fishing lakes that you could look at for case studies: Hereford and Adgestone (Isle of Wight). There's probably more. Also I think there is a facility on this website to search for campsites with fishing facilities.

Good idea, evenstephen, but to avoid having to go through the clubs' site lists, they can be found via Camp Site Search, entering Camping and Caravanning Club or Caravan Club in the Site Name/Location box.

Sounds daft but it will also depend on where in the country you are planning on setting up - different councils have different regulations. Dont forget as well there have to be fire points. In our area no pitch can be more than 30 metres from a fire point which must have 2 fire extinguishers.

Give your local council a call for local regulations.   Then either Camping and Caravan club or Caravan Club.  As both run sites of their own they should be able to tell you rough estimates on requirements and costings.   

After that, then here is a game that you can play and while keeping a straight face, you can claim it's part of your course work.

Hi! Sorry I havent replied yet! Thanks for all your help!  I thought this was going to be a really straight forward thing to do but the pricing of things seem to be impossible to get hold of :(

I was planning on caravans around the edge of the fields and then tents in the middle.  How many hard standing pitches depends on how many pitches I have over all (I know thats not much help). 
I didn't realise that I could have one bollard for four pitches. I cant find any info on them.  I also didnt realise that tents can have an EHU, this is something I shall consider.

900 does sound like far too many!!! Its ment to be a very basic campsite, just somewhere to stay the night really with showers/toilets and a play area.  Yup, all caravans around the edge and there will be be woodland seperating the campers from the lake.

http://www.cpes.co.uk/ this is a link to just one of the many companies that offer electric bollards for campsite.  If you contact them they may have information leaflets that could help with your project.

The cost depends on type and how many hookups - i understand you can go to approx 8 maximum but thats not really ideal as people have to have extra long leads unless the bollard is in the middle of 8 pitches. Ideally twin hookup points are best, some are just electric but you can have some with tv points & water points as well.  Tents - more and more tents have electric these days far more than dont but the problem is then the size of the tents and to ensure the correct fire regulations are adhered to.

We are actually now planning to open up exactly that. Electric and water supply to field a huge cost and i havent found all the right people yet. Nightmare lol

There are also different types of hardstanding, also refered to as all weather pitches on some sites.
I've seen concrete, which isn't very attractive, caravan club and others tend to use various types of gravel. Some C&CC pitches use a grid material in the grass, so it looks like a grass pitch but with structure to stop sinking in wet weather.

I'd start with a plan and a scale ruler. See what you can draw to scale. Then play around. Sketch it up, maybe make a wee model and photograph it. When you like what you see, cost it up by measuring linear metres of pipe or cable or whatever, screen fences around bin areas (if you want that), m2 of grass seeding or whatever surface you want, not forgetting the foundations. Landscape consultants use a pricing book known as Spons, which tells you 1m2 of hardcore MoT type 1 will cost £x. (Scalpings are cheaper.) You'll need to do a Bill of Quantities to keep track.
Sounds like a very loose brief for your project, however. Good luck.

You can carry out this as a purely academic exercise, or you could look at what would be a practical site for campers and caravanners to use. They might be quite different things, different pricing structures, different customers etc.

Also consider if you would have say 3 or 4 van bays with hedge screening - another cost. Have you left enough space for a ride-on mower to easily cut the grass, Have you provided an area(s) for waste bins etc..
Have you allowed car parking space for tent campers?

When you start to think about it, there's a lot to do.
