No we have a touring van. When turned down 1st time it was because application was for a caravan which caused the issue that definition of a caravan is right upto a static. So we went back they then said it had to be a tourer aa touring site which we have. They then said its refused as we havent proved a fundemental need for a full time warden. I have a twin axle 4 berth senator caravan

Ok, understand. Do you belong to any trade association that could help. A planning consultant would probably have some ideas but that would cost you. Can you research other campsites in area, are any open all year?, do they have f/t wardens. Or quote best practice, e.g. both main clubs CC and C&CC find need for f/t wardens.

Explain to the locals that your main duty is to prevent undesirables (travellers) moving on to the site. As they usually arrive at dusk, you need to be there at all time. I was a warden in Berkshire and this was a real problem, for some reason they were desperate to get on site, They did get on once (long brfore my time) and it took six months to move them on.

Are u related to the site owners. That's the only reason I can think why the locals are objecting. May be they are thinking next thing will be a permanant brick built structure. Either that or if your not originally from the area they think job should have gone to a local.

"...Interested on what you all think any ideas how we can get this through."

1) Get copies of the objections (these should be on-line together with names / addresses of the objectors) then resubmit attaching direct responses to the basis of each individual objections.

2) Contact any other sites (ideally administered by same local council) that have resident wardens and ask them exactly why they find a resident warden necessary / desirable. Attach this info to re-application.

PS

From reading earlier post, it looks like your 'office accommodation' from 8 - 6 will be a touring 'van, which I'm assuming is OK.

On that assumption, it is reasonable for your 'office accommodation' to be permanently present. Then, it is just not policeable to establish if you sleep there. Of course, on the odd occasion let's say, if you did just happen stay over, it will be for an entirely justifiable reason like, for example: safety reasons after having to work late. (this could be as simple as waiting for a late arrival)

Keep a log of all the times for 'operational reasons' you had to stay over. Once you have established 'custom and practice', then a re application can be made citing the operational reasons why you needed to stay over.

PPS

On the assumption that you a formally employed by the site owner as a warden (or any other such term that suits your needs), it would seem to me a simple proposition that your employer gives you permission to stay over for 'operational / technical reasons'.

Please answer this: Are you intending to use the site address as your 'principle and private residence', that is be listed on the Electoral Roll at the site?

Just wait till they get a couple of the families from Hell turning up that have been mentioned on this site.
Loud music + alcohol = party time into the wee small hours..
Locals might not be so happy with all the noise etc..

No warden means trouble!
I hope it all works out for you..

Only 3 vans on site and that needs a warden to look after it, I occasionally help on a site that takes 85 vans/ tents we shut the office from 6,30pm till 7am the owner is on call if necessary between those times.
I think you have a land owner trying it on to bypass normal planing regulations not an unusual occurrence

"......not when you only have 3 caravans on site."

Romany above raises a salient point.

Perhaps you need to establish very certainly your legitimacy as a campsite.

How many pitches do you have.?
Are you a CS or CL?
Are you a Listed Site with Camping and Caravanning Club?
