We considering setting up a certified location with five seasonal pitches. This will be adults only and is based on our land adjacent to our stables/paddocks and a holiday cottage. There will be no facilities other than water, CDP and some EHU
We are interested in the demand for this kind of pitch with or without EHU. Is it appealing?!

what is the point of registering your site with the cc and becoming a cl for you only to have the pitches available as seasonal ones? the whole point of cl's is to offer pitches for touring
We have been looking at Freedom Camping Club and they offer an option for Seasonals which would suit us. I was asking if anyone would be attracted to a seasonal pitch in a CL type location as opposed to a large site.
I think if I was looking for a seasonal pitch , I would require a site with a decent shower block and full service pitches, caravan facilities are fine , but it's nice to spread out once in a while. The idea of seasonal on a smaller 5 pitch site with minimal facilities would not be attractive to me personally, but we all have our own needs and ways of using our units

The idea, in principle, appeals to me. My Pipe Dream is to have a touring caravan but have it as a base on a seasonal pitch somewhere for a year, move it elsewhere the next year, and so on. I agree with Joolb though about the basics of a shower block and serviced pitches. Anything less might be okay for a weekend stay but not if I was spending my 2 weeks summer holiday there.
Part of me thinks sites like you're proposing have the potential to be a more end user friendly alternative to buying a static caravan and being trapped by the short and curlies in a bottomless pit of complications.
I think if I were looking for a seasonal pitch it would have to have a toilet/shower block. Caravan facilities are ok for an overnighter, but not for a longer stay.
However, this is only my own personal opinion. We are all different and for someone else your idea would be just fine.
I was under the impression that Five Van sites are only permitted through the CMC or CCC with other sites needing local planning permission. These would be be governed by the 28 day rule.

sounds interesting to me. I thought the 27 night's rule only applied to non-seasonal pitches, and seasonal ones could be occupied for occasional use. (whatever occasional means in this context!).
