Hi I'm new to the site so hello!

I'm looking to buy a classic caravan with a view to keeping it permanently on site to visit myself monthly and to rent out for the rest of the time.

Am I deluded in this plan? All the campsites I've looked at all seem to be mainly camping or those with rows and rows of bland boxes. (I'm looking at South Devon).

What I'm really hoping for is a friendly, small, independent campsite with basic amenities and a year round pitch. I was also hoping I'd be able to pay a fee to have the caravan cleaned/linen changed etc after visitors.

Does this exist?!

Any advice would be greatly appreciated.

I hope I'm wrong, but I can't see any site allowing you to site your own caravan. Some may have their own, some have shepherd's huts etc, but as far as I know they belong to the site owners who rent them out. Just thought, you could try Gosford Park near Ottery St Mary. It's the only one of the many I have been to that may be able to help.

If this was a specialised site owned and run by yourself that only rented out classic vans it might be a goer.
But putting it on anything else, IMHO, would be a non starter. I can't see a site owner allowing it to happen.

I could be wrong, but if you put a caravan (retro or not) on a seasonal pitch, most sites don’t allow sub-letting in the contract. Your best bet is probably siting it on your own land as an Airbnb.
Not sure I’d want to rent something where I had to empty the toilet cassette and refill the water hog myself though - so even if you found a site, there’s more to renting it out than paying a third party to change the sheets: they’d need to service the caravan almost daily.
I think it’s a non starter but I’d be happy to be proved wrong. Let us know how you get on.

what your asking about is called having a seasonal pitch, the issue is about its use, as these are for yourself and immediate family generally.

what you are getting confused with is the concept of a static caravan that you would see on mainly huge sites near beaches such as prestatyn in north wales or those used in great yarmouth etc etc.

there probably are such sites that you could use to rent out your touring caravan but leave on a pitch, but i doubt that many of us on here would know about those as the majority of us use as intended, i.e. touring.

i think its going to involve many hours on the phone talking to site owners in the area your hoping for to find out if they would allow/are allowed to do this sort of thing

I believe there was a company in Devon who used to buy old 'classic' Dandy campers, do them up then let them out.

They would tow the dandy to a normal touring caravan site and set it up ready for the guests to arrive. However the guests would have to do all the normal things like emptying toilet and fetching water etc.

Not sure if they are still going. Would probably need to advise site owner of the arrangement.

This presumably allowed the guests to choose a site from a list to find one most suited to them.

An interesting concept, but as far as I'm aware seasonal sites tend not to allow letting out of tourers. There are sites that will site a caravan on a pitch then remove it and store it when it is not in use, but they don't usually touch anything inside. They just site it and level it then let the owners do the rest.
