It is something I thought of some time ago, but for the time I would be able to spend in it and the initial and ongoing costs, it would have equated to a big waste of money. Yes you can let out the MH during the time that you are not there - there are the logistics of that to think about.
We have thought about this and a flat in spain but always come back to the fact that it's cheaper to rent someone else's unless you are going to use it extensively.
I believe they are not the easiest things to sell if you later want out.
To book for two weeks in August on a decent Park in this area with Keycamps good spec 2 Children etc is £2k as we would hope as a family to spend 3 months of the year here hopefully it will pay, although its not that important.
Anyone with any first hand experience?
Don't forget to leave a review of the French and other European campsites you have visited!
For a new mobil-home from IRM you would be looking at a minimum of 20,000 euros for a half decent spec. You would then have site fees (1,500 to 2,500 depending on where you were siting), connection fee, insurance, boiler servicing, electricity and maybe water charges.
Some campsite will only let you site if you buy the mobile-home from them, which once again adds to your costs.
I know you're not thinking of the Loire but these prices might be useful. At La Citadelle in Loches second hand mobile homes were for sale from 10000€ annual costs are about 1800€ which includes everything except gas. the site is open April till early October.
We stayed on a site at Frejus (Sth France) a couple of years ago. They were making people with older statics replace them with newer models. Very expensive exercise for people. Worth bearing in mind as this is something that became common practice in many sites and people had no choice about it.
------------- What light? I'm still looking for the tunnel.
We went down this route in 2007. We bought an IRM Super Octalia with a deck, we sub let via the site and use it for about three / four weeks of the year. Because we sub let it's pretty much their "fleet" standard in fit out, but the sub-let covers the site fees totally including winterisation, gas inspection and gas bottles.
Cost wise we probably break even - but you have to like the area and the park because that's where you're going on holiday for the next five / ten years otherwise you will lose out. Having said that, a pal took his two boys to the States for two weeks and their holiday cost £6k so we are probably ahead.
Would we do it again... probably yes - but the only time you have any "power" over the site is during the sales function. Insist on a full inventory, an owners cabin (lockable shed) and deck / covered terrace if you can swing it in the price.
We also get a 10% discount in the bar for being owners but this is never going to balance up LOL.
