Hi Everyone,
My husband and I are planning on buying a campsite in France. We currently run, but don't own, a pub and camping/glamping site in the UK. I am constantly finding new websites with campsites for sale in France. Does anyone have any suggestions? Our max budget is €180,000. It would need to have owners accommodation as well. Thanks for any suggestions!

Things have changed since the start of 2021 when the Brexit transition period ended.
I think you need to look carefully at the need to get a long stay entry visa and after that a residency permit - and getting that will depend on you being able to draw up a business plan showing the economic viability of the campsite you plan to run, and proving that you have adequate financial resources to support yourselves during the long dead season which French campsites suffer. And part time off season employment on the books of a French employer will need a work permit too.
If your plan is serious you need advice from professionals - not just on an open forum.
Post-Brexit I'm not sure you'll find this easy. There are lots of sites for sale, and I'll have a look and find the links, but there are now lots of additional requirements to overcome before this can become a reality. There are lots of Facebook groups for people who want to move to France, and you should look there for information, but sadly I think you may well have missed the boat.
Azur Ocean,Cabinet Cantais,Ceri camping.
TBH a site with accommodation for your budget in a touristy area will be a push.Your budget will give you a lifestyle but probably not a living.
You could look a renting.
Since January there is a minimum income required for 3rd country national that needs to be met, also how you structure your business will dictate the visa you need to apply for.

My first and only bit of advice is to find out why so many French campsites are coming on the market
I would presume that, like any large market (hundreds of campsites) there is a natural retirement/death rate leading to a natural turnover of businesses ...
Why are there so many for sale?
It’s an expensive business to be in,the hours are long and the work is hard. The rewards can be good but you need a big financial investment to begin with to buy a profitable site.
If you take out the dream and lifestyle from most sites, you aren’t left with much.
How many have posted on here stating they have opened a small site and come back and posted about their success. There are successes but many more failures when reality hits.

Hi, I have a tranquil riverside private site with 2 caravans in the Loire Valley that I enjoy and a campervan for travel so I have a little experience of camping in France. France is much larger than the UK with many free places to wild camp overnight like Scotland. There are less restrictions for parking campervans in towns many with free overnight parking and toilet facilities. I stayed in Domfront for 3 days/nights with a couple of other campervans with no problems. Campervans are very popular for this reason and every village seems to have camping facilities available hence no problems finding a campsite unlike the UK where they are sold for building houses. Red tape in France stops this and you may find problems when making a purchase if you do not speak French. Good luck if you go ahead it is a nice way of life in France. Regards Tony
For the op. Plenty of French campsites for sale on this website. They will be Dutch owned sites in France though so language should not be an issue. I have never found a Dutch owned campsite in France where English was not spoken. You might struggle to find anything in your price range but drive a hard bargain though it depends how desperate the seller is.
It would be reckless in the extreme to buy a campsite in France without finding out in adavance whether you can obtain a long stay visa followed by resident status. And now that we are no longer EU citizens that depends on producing proof of reliable income to the French authorities - the figures and amounts required differ for people of working age and for those who are pensioners - but they are all on line .
