Instead of buying a campsite we have friends who bought an old fashioned farmhouse with two empty cottages deep in rural France - surrounded by other farms with miles of maize and sunflowers
They worked long and hard on the cottages, renovated them and furnished them beautifully for holidayl lets but hatdly anyone came. They spent money on advertising but only got one or two more customers. So they spent even more money and put in a private swimming pool and managed to get a few more.
The people who came wrote on line reviews saying “Lovely cottage, lovely hosts, but nothing of
of interest in the area and two hours drive each way to the sea” . Even fewer customers came.
I hope your campsite is in a better location.. Good luck

I look for a campsite that when I arrive at the end of a long drive, cycle ride or walk welcomes me and finds me a space even if it's the triangle of grass in front of the toilet block or the space in front of a caravan that won't be used for a few days.
What I'm not looking for a the strong voice of authority shouting to me that there is "No room" before I've even entered the property.
I can forgive your many faults if you simply let me in.
If I arrive at you campsite after office hours and a regular camper tells me to come in because "He won't mind!" then I know thi is the campsite I want to be at. No unhappy camper would drag in a stranger to join him.
------------- Enjoy the liveliness of the syntax.

If this is to be an English owned campsite in France there will always be those that gravitate towards you. It might be useful to give us some information about the site. Like others have said location is usually a deciding factor, particularly for motorhomers so the opportunity to walk of cycle to shops is an advantage. Will you welcome twin axle caravans, lots of sites in France don't. You only have to advertise that to your UK customers if it might cause a problem in your area. Are you near any major routes? If so what sort of season length will you offer. Often difficult to find sites in France early and late in the year. Whilst most of the time grass pitches are fine in France it would be useful to have a hardstanding area for those in transit especially in the wetter months of the years. Not suggesting you duplicate a CMC site in France but a area where a couple of motorhomes could park on solid ground would be useful.

Location above all (I realise that you can't change that!)
We prefer municipal type sites, usually within walking distance of a village or town
Hook up -10A is OK
Good wifi across the site - not just in the reception area
Enough showers and loos for the number of campers - we hate having to queue for either. Unisex is OK, but prefer single sex and CLEAN.
We prefer grass pitches, indiviually hedged. More or less level please.
And we prefer to just roll up (we travel outside high season) or, at very most, only book a day or two ahead as our movements are flexible.
------------- Freedom is a light caravan and an open road.
