Just a theoretical question but what is the maximum you would pay for an all singing and dancing CL or CS pitch? What if it had water and drainage , electric,TV points hard standing (if required) and fantstic individual shower rooms (  2 mens and 2 ladies) In other words what the best commercial campsites have but only 5 vans on 1 acre of landscaped gardens?

We have the opportunity to do all this but have to cost it out!! We would start with the 5 pitches as no planning is required but would possibly in the distant future try for full planning for up to 15 all singing and dancing pitches.

Sounds lovely.

Max we would pay for all this would be about £15 a night maximum, Just our opinion, At christmas we stayed at Little paddock in ringwood, Caravan club CL, It has an outdoor pool (wasn't open though) a papmer pad (Hot tub, sauna) (£5 for 2 hours) play area for kids and a smallish toilet block, That was £15 a night, Quite expensive for a CL but we loved it.

Although it was expensive we did really lik it, te attention to detail was great, had a really friendly welcome from owners with a cup of coffee, drinks for kids and buscuits, The pamper pad was equipped with towells, bath robes, plastic wine glasses and CD's to use in the sauna, all this made a huge difference,

Each pitch had a wooden picnic table under a wooden gazebo and each pitch had there own chimnea, Was lovely, these little things really made it stand out from the crowd.

For what it's worth, in my opinion, the best sites are CLs with well drained, level GRASS pitches, a tap, a drain and EHU for home comforts. Most important is Location,location,location, we pay up to £10 with porch awning (No groundsheet)
Changed from tents to caravan in 1980 but still like to feel grass under my feet in a morning. Call me old fashioned but hard standing is like camping on Asda car park.
It's a good job we all don't go for the same things

We were thinking along the lines of £15 too. As the house would need substantial alterations it makes sense to do everything at once with the electrics,drainage showers etc. It is looking more and more attractive the more we look at it and no more breakfasts to cook for guests!! Mindst you we would have one major stumbling block...we have to sell this place first!!

I would pay £15 to especially if there were a secure dog walking are provided, the rest sounds lovely.

We prefer to find the CL's that dont change over the odds. I think Max £10 for a pitch inc electric and up to 4 people is ample to pay. If you start charging any more then you may as well go on a larger site. If you are only goign to have 5 pitches I would have thought 2 showers and 2 loos would be ample. We go on CL's that dont offer any showers just a loo not having the facilities wouldnt put people off using the CL, we have never been on an empty CL yet. Why not keep it simple, basic, clean and tidy and keep smiling - it makes the holiday.

Your plans make it seem like you are trying to build a mini-Club Site.

You need to consider what the CL-people look for in a site. For us,we look for something which makes you think you are out in the country, ie , but with all the basic amenities. I think most users (well, us anyway) are happy to use our own facilities and prefer grass. Give us a tap and somewhere to put the rubbish and empty the toilet, and we are happy. Quality isn't the major issue, I think Cunsworth said it for me.

The price really isn't important, we usually pay £10 to £12.

I probably wouldn't use your site, not because of it being expensive, but it really doesn't fit what we want from a CL.

So I don't think the top-notch facilities would attract everybody, so I'd look at the needs of the customers before throwing money at it.

Why not start basic and develop from there when you see how it goes. Be very wary of asking people's opinions, most people are too nice and say things like "wonderful!!, excellent idea!! Just what we want!!!I'll definitely come!!" and then you never see them again

Bluntly, so far two out of six have said you've hit the nail sqarely on the head first time.

PS I've just read this before I post it, sorry if it's a bit blunt, but honesty is what you want/need (even though you didn't ask for it ). If it was me I'd forget the expensive bits, be basic and charge £12. If I've got it wrong, then I'd build toilets/hard standings the year after. If you get good bookings you would make a better return on your investment, perhaps.

exactly honesty is just what we need. We have to work out whether to go straight for planning for a larger site  or as you say start basic and work up..... lots to think about!

Our friends run a C&CC Certified Site. They have EHU and provide water, grey waste disposal, chemical disposal point, and toilets (but no shower). IIRC they charge £10 including EHU for a 'van with 2 adults and after five years haven't yet recovered the initial cost of putting in the plumbing and electrics. Also, their water bills, septic-tank emptying charges, and electricity bills wipe out most of the income from the site - so it'll be a few years yet before they break even. They've also had their share of "somewhat troublesome campers" - so the problems are not all financial!

My friends' experiences suggest you should think very carefully and make sure you've done the maths before jumping in. However, I hope it works out for you and wish you the very best - the caravanning community can use as many good sites as we can get IMO!

We have used a few CLs and always aim for ones with EHU and where possible a toilet. We would not expect to pay more than £10 for that.

What you are proposing sounds lovely, I would be happy to pay £15 for that.

We wish more sites did serviced pitches. With a serviced pitch it is a lot easier to use your own facilities, so shower rooms are not so important.

If the cost of setting it all up is too high, you could start with the serviced pitches and a toilet and add to it later if necessary. For that I would pay up to £12.

I would vote for hardstandings personally, especially if you are going to be open all year.

Our prefect CL would have EHU and toilets, plus the essentials (water, CDP, waste point, unless grey waste is 'under the hedge'), and a cracking view.  Cost-wise, we would pay up to £10 during summer, but would expect to pay less off-season.

If you do set up a CL - and good luck, by the way - do take the time to set up a website, too. I'm often put off by the sparse details available in the club books, and want more "flesh on the bones". I turn to the web for that.

I'm also in the "keep it simple" camp - I never want to have to pay for facilities I don't use and don't want.

We paid £8 in March for CL in Highbridge Somerset on a farm. It had EHU and a toilet and shower and was gr8!

i think cl's are getting more expensive,i always thought they were supposed to be a cheap way of going away,but some charge as much as full sites.

I think for a CL I would be prepared to pay up to about £12 a night for what you are suggesting. If you get the facilities and price right it would mean you would a lot of return customers and its full full most of the time that will provide the income stream. Get the pricing wrong and you could half your potential customers.
