Looking at all the layouts out there, we like the L shape lounge (but are flexible) but also with a rear dinette, which you can use as a fixed bed.
Or get one with a proper fixed bed, this appeals as we normally go to bed at different times..
The ones I've been looking at are 19ft plus, I'd rather something shorter up to 18ft.
Is there anything out there or am I dreaming, budget only up to 5k.
Cheers x
The Elddis Xplore 304 has a side dinette that folds down into a single bed while the front seating area can be folded down into a single/double.
A curtain can be pulled around the dinette area, wont block out noise to any degree, but better than nothing.

That's a link to the 2019 model, but its exactly the same as my 2015 model (apart from the bathroom is slightly different) and I'm pretty sure even older models wont be that different.

We did look at a fixed double at one time. Then our friends bought a twin axle with fixed bed, and we felt that their daytime living space was cramped. So we went for the conventional twin settees-cum-beds, dinette and end bathroom.
OH fancies our current layout, but with two single beds at the rear followed by an end bathroom. Of those we have looked at, the bathrooms are a bit cramped, and the kitchen area also tight with little work surface, since two single beds swallow up most of the space. The alternative was a much longer van. The overall length of our current van is 6.94 Metres (incl A-frame) which for me is long enough, and I will not entertain a twin axle.
Like most caravaners, we have drifted away from true camping to what is basically a luxury home on wheels. For me, we have drifted far enough and OH will have to be satisfied with what we've got.
Bertie.
We have seen ones where you have the twin seats at the front. middle kitchen, and bathroom, then the little dinette at the back, these are about 21ft, we have Navara to tow, so it makes us as long as a coach lol!
I'll be doing all the towing, OH over 70 and lost most of his licence allowance, so unless we are lightweight I don't think he will tow at all.
I really liked that layout, but I'm concerned about the towing a bit.

Can't help with more compact caravans but would suggest that once you've had a fixed bed it's hard to go back. We also have different going to bed/getting up times, and when we first had the caravan, we are using it when competing at horse shows, so the bedroom was the 'clean area' and I could get changed etc in the front lounge. We have the island bed type, which I know makes for a longer caravan but it also means a central washroom, which was great as no need to pass through the bedroom with wet/dirty clothes on. Our Abbey 420 caravan was bought s/h at 4 years old but had been very lightly used, so the mattress was almost as good as new - in fact we added a memory foam topper as a little too firm. Now it's more comfortable than our bed at home! We do have an awning, and tend to use that for dining when on holiday, but the front lounge is a nice place to relax.
Thank you, I've looked at island beds, but a bit out of our price range, but definitely leaning towards a rear dinette which can be left as a bed, or a fixed one.
Either way it's nice to have a clear lounge, like you say to relax.
cheers x

Hi Duff's. I have a fixed bed van for sale. It is long but very easy to tow. I only have a Hyundai Tucson. 1.7 ltd.and it took the van to Dorset a month ago. As I say, fixed bed,on suite. Large lounge area convertible to double bed( we left it as seating as it's just the two of us. Awning with lightweight, breathable groundsheet. Full size cooker, fridge with small freezer compartment. The truma heater was removed by previous owner & replaced with electric wall heater as he only ever used sites with hookup. Loads and loads of storage space all around the top of the van + larger than average wardrobe. The van is an 2001 Elddis Aurora gtx. I had a Rhyno motor mover fitted last year(£750),(4yrs warranty remaining). And I bought a full Dorema Dakota awning & paid extra for the lightweight fibre poles(£900)It's a clean,DRY van. Brand new spare wheel. Can easily look up dimensions. I would want £3750 for it. Check them out stunning van. I
Tink , that sounds just the jobbie, deffo need a motor mower I'm off to look them up.
Thank you x
Update, they are quite rare, but found an older advert with pictures still showing, lovely van, definitely a good layout and not too long.
Our funds are coming from an inheritance, so waiting for the house sale to go through, then funds to be released etc. were about 4 weeks away till contracts exchange, it has truly taken forever.
But might be interested if the van is still available.
