We pay £235 a year for cassoa gold site so £5 a week is not that cheap considering all the thefts mentioned.

We store on a CASSoA gold site near Tamworth at £400 per year. It is 20 mins from us and I reckon the price and the 20mins are both a good investment for the security. If anything was nicked off Bertha I'd sue the site owners to death.

On our old site even though it was a CASSoA one you still had to rely on people closing both gates & resetting alarm which was not the case (had a double gate system). Some people suspect it was people on site that did the theiving....

Sounds like we might be on the same site as you, chilephilly.  Prices going up in February!

I think you may be incorrect as you are paying for the safekeeping of your goods and the person renting out the space to you has an obligation to ensure that your goods are kept safe no matter what they have in their terms and conditions regarding "not their responsibility". This falls under the Law of Contract for a servcie provided at a cost. Generally these are easily winable depending on circumstances.
The same applies if you park in a high rise parking garage with numerous signs stating "not their responsibility" etc. They are liable end of story for them!

!6 caravans were broken into at the Coassa Gold site I store my van on, not one managed to get any compensation at all. Every one that I spoke to had the same advice from their solicitors as I had from mine, "claim of your insurance"  When I pressed mine to go further, he asked me the questions that a magistrate would ask.

1. Were the gates locked?

2. Was the CCTV working?

3. Was the security lighting working?

4. What else could you reasonably ask them to do, to protect your van?

If the answer to 1--3 is yes, forget it.

Securing the jockey wheel is easy on many vans - just take it off & put it inside.

The trouble with these things is when something goes missing some folks are inclined to just nick a replacement from another van.

Our storage site is cheap.It's a Cassoa gold,all hardstanding with cctv,security lighting, keypadded steel access barrier,and van washing facilities.No high steel perimeter fences but even a Shogun cannot tow vans over hawthorn hedges and water filled ditches. The owner and his family live there. The storage area is checked frequently at odd times.17 miles from home but well worth it.First storage we used was 8 miles away and charged twice as much for a muddy field,a keypadded wooden pole and no facilities

dosent matter how secure the storage site is.The person stealing might have a van on the site, so that rules out" is the gate locked" etc, no cctv can view all angles of the vans stored. anyone knowing the site knows where the camera`s are and were on site they cover,and they can just walk round at will without being suspect.

Our Cassoa site has a card system. Only one vehicle can enter and exit at a time. If another vehicle follows you in, they cannot get out unless they follow someone out. Storage owner has advised that if he catches any one allowing another vehicle to follow them in or exiting without closing the gate first will be asked to vacate the storage area.
The only thing we have had nicked off our caravan is the valve caps on the side away from the CCTV. Weird!

You would also be suing under contract law, so negligence would not have to be proven...just a breach of contract. If you look at your contract you will not find any written guarantee that there will be no theft. What you will find is a contractual obligation to provide secure fencing; locked gates; CCTV; Security Lights; and in my case a ditch (try getting a caravan across that!!) plus a card entry system that records who comes and goes and when.

My own contract also requires me to have insurance in place. Some sites require you to remove valuable electronic gear so if you leave it in then its clearly your risk. You are in breach of contract in those cases.

Truth is COSSA sites provide a greater secure compound for your caravan than you do in your drive. They don't provide absolute guarantees - unless of course they do not deliver their part of the contract like leaving the gates open.

We all pay insurance premiums so that we can be recompensed if we suffer a loss so why spend your time suing someone, who will probably defend their position, taking you a long time to find that they are not liable. Take the easy route, via your insurers. If there is a valid claim against the site owner I am sure that your insurers will be happy to take an assignment of your claim and pursue the owners. The owners will then pass the claim to their insurers and all will be sorted without you even knowing...or caring for that matter

This is perfectly true. My van is stored on a Cassoa gold site with a high level of security but it didn't stop my leisure battery from being stolen out of the front storage locker last year. Given the entry and exit system which is in place it could only have been someone else with a van stored on the same site.
