But it does come with a nearly brand new full sized awning? Its this 1 http://www.ebay.co.uk/itm/221127443243?ssPageName=STRK:MEWAX:IT&_trksid=p3984.m1423.l2648

You will need a battery, chemicals are for the toilet (around £15 for both). We only have one gas bottle.
Full awnings are very easy to come by and you can get a second hand high quality one for around the £200 mark.
You will need water and waste containers, towing equipment such as mirrors and stabiliser if there isn't an alko. A hook up lead (can be bought used). Probably alot more but they seemed the obvious things.

ETA a similar van, same year sold for £2250, search the completed listings.

Don't get misled by the size of the awning claiming that it's extra wide. 3 metres is a standard size with most awnings so it's not extra wide at all and as far as I am aware there are only two widths and that is 2.5 metres and 3 metres so although it's the wider of the two it's not actually classed as extra wide. This is what caravanning experience achieves because you can usually detect if some sellers really know about certain products or if they are selling on behalf of someone else not really knowing about anything at all and selling it parrot fashion from a written description. I'm not saying that it's not a good deal but what you have to watch with Ebay is that sometimes if the buyer returns with a serious problem the seller could say "Well I don't really know, I was selling on behalf of my parents" or something similar.

We spent this afternoon at M&L Caravans aka tourersrus where they showed us round a 4,5&6 berth caravan, so we could see the different layouts and how the beds made up ect, they explained how the cassette toilet works, the waste water and aqua roll, the heater and gas and electric fridges and water, very helpfull couple, they also had a Bailey Ranger 2007 5 berth van for sale at £6500, It has a cracked front double glased window which would need replaced but other then that I thought was very cheap for a van of that age! Its also made want a caravan even more now!

Its just £2500 over budget, we asked about hireing there protimeter but they wouldnt rent it out, I also looked at a stanley damp meter in b&q but how can you check for damp on places like the roof panels and in the shower without leaving 2 pin prick holes everwhere?

The pros put the pins in underneath window rubbers and as far into corners as poss, to avoid obvious marks, but I would rather see pinholes and know a 'van had been tested and serviced than see none and wonder if it had ever been checked.
