Hello all!

Please forgive my ignorance, I am just seeking advice!  I am hoping to upgrade from my tent to purchasing a static caravan but feel a little lost in the process.  I understand that you pay a site rent on a yearly basis, & the possible gas/electricity/sewerage/water fees etc also.  On top of this, do you have council tax fees?  Anything else?

Whilst searching, any advice GREATLY appreciated!!

We looked into buying a static last year and as you say there is the site fee, gas, electric and water charges but there was no mention of anything else.  You could just ring any static site and ask them, I'm sure they wouldn't mind helping.

Don't think you have to pay council tax.

You dont pay council tax, for the simple reason the site closes even for a few days, so it doesnt have full occupancy.

it depends if the site closes for 2 months in the year

if it does no tax if it doesnt then most prob have to pay tax

check with the site thats the only way to know for sure

Like most things nicm you need to have a real good look round because some sites are out to rob you I'm afraid. This is a quick example as we're in much the same position as you.

Look at this site as a for instance. It advertises the new Swift Moselle on their site ready for occupation for £38,500 and I have found one or two other sites offering the same static for much the same.

Now have a look at Swift's website prices and you can see the site is therefore charging £15,500 to get that van to site and set it up!!

So when I found this I have no alternative than to think to myself that there are certain sites that are making a big killing out of customers to whom they portray this nice friendly face to and telling them how wonderful their site is.

If you click on the click here link at the bottom of Homing Park's page then you will have all the information you need in determining the costs involved in buying a static.

It costs about £3,500 to have a new static brought to site and set up on a pitch. So why are some sites charging £15,500 for doing so?

That is wildly excessive to the point of being criminal so hence the word of warning.

We had 3 statics and we didn't pay council tax the park closed for a short time over the winter.  Do look into everything as they lost us a fortune when we sold.  Don't buy inventry packs they charge a fourtune and you can equipe you van cheaper in argos or asda.  Remember to ask about how you will be charged for water elec gas ect.  If you rent it out you need a tv licence, ask how much passes will cost.  Never let the park rent it out for you, we know owners who payed £40,000 for a van and got payed £8.50 for a week in the summer.  Dont let them charge you extra for steps, just tell them that you can't use it without them so why should you pay, and a tv ariel.  If you rent you will need to pay for PAT testing for all elec appliences, think it was about £4.50  per item.  If using gas bottles check the usage, a frien at Primrose valley is charged £45 a month for gas, we think it would be impossible to use that amout.  If you do let the park rent out your van check that the cleaning costs wont come out of your letting money if they do how much?

If you have any more questions let me know, we enjoyed having our statics but would not do it again to much money to lose.

That is interesting Caroleeeeee.  I want the static close to my home for weekends away with my son & friends, & also a way to invest a bit of money as I am unable to afford bricks & mortar!  I had thought that maybe I would be able to rent it out (word of mouth, not the site doing the renting or the cleaning) for enough weeks in the year to cover the site fee...but had not thought much harder than that.  I am so appreciative of the advice on this site!

Although I have not spoken to them yet, the site does close over winter, so I am assuming council tax would not be an extra.  Blimey, and I thought this would be the easy option!!!

Something else I have come across today nic when I visited a site is a thing called term of tenure. Many sites will only allow caravans on site up to a certain age. On the particular site we went to today it's 17 yrs.

This means if we buy a brand new van, after 17yrs we will have to remove it from the site. It's to do with keeping up appearances as it were so that the site doesn't take on that shabby look.

What it also means, if we bought, say a 5yr old van, then our term of tenure would only be 12 yrs and so on. Something to watch out for. Basically it depends on the site you are going to.

As far as council tax goes, that is only paid on a Residential Park i.e. it's open all year round. What are termed as Holiday Parks generally close for a minimum of 6 weeks from the second week in January until the 1st of March.

There are quite a number of static owners who actually live in there statics all the season and the clear off to Spain/France for a couple of months!!
