In negotiations for a 2009 van that has had 5 weeks use and not used at all due to illness for the past 12 months. The van has only ever been used on the site it was bought so never towed on the open road. We think it probably needs new tyres but is there anything else we should be looking for. Van is like brand new inside and out but do things rust/ corrode if just sat in one place for a while?
The van has been serviced on time in 2010 and 2011 by a Bailey dealer.

Warranty/servicing records ok. Otherwise I would get the new tyres as said, a good service (electric/gas check) and have things like the fridge/heating ignitions checked over. Then give the water system a good flush through. Seals on the loo maybe??

Braking system would need to be looked at (as never used). Things seize up.
Wheel bearings are another item, if you think about it, all the weight has been resting on the one spot for so long.
It may have been serviced but as the van wasn't going anywhere, were the above looked at?

We looked at a sited van that hadn't ever been towed ( just to the site) it needed new types and two of the steadies had broken and , it had had a permanant awning up as well, and there seemed a few dents from it we decided even though it had a service history ect not to buy it, but that was only because for a 4 year old van it seemed a bit rough for a van that had supposedly been sited.

macquatic, you have said exactly what my husband said to me earlier. I think we are going to walk away. I dont like the dealer and am doubtful despite the stamps in the book its ever been properly serviced.

many faults can be found with a sited unused van,if the awning has been on full time then the awning rail could be pulled away enough to let water in.leg supports rusted so as not to move when turned.if not used the water system would be dirty.there could be frost damage unseen to water heaters and toilet seals.tyres develope flat spots and crack.battery not charged and completely flat and us.as said bearings and brakes need attention.if it has had a full service and a proven damp test most of these problems will have been covered.if it was me looking to buy i would still have a few worries about it and look for another.just my opinion mind.

Theres no reason why the caravan should not be ok, change the tyres but the bearings will be ok & if its been serviced on time the ingress guarantee will be current. The stresses a sited caravan is subjected to are nothing compared to being towed 1000s of miles at motorway speeds.
There are good and bad points to this. Bearings should be ok. They are greased so won't seize. Brakes could be seized especially if hand break is on but its not a big repair.
Corner steadied may have seized but not to the extent a tin of WD40 won't overcome.
The stresses of towing are far greater than holding an awning up so I wouldn't be any more concerned about the awning rail than I would with any other caravan. As long as you check for damp as you would with any caravan and assume the battery is useless then it should be fine.
One other possibility is that the towing electrics plug may be corroded a little if its been left uncovered.
2012 service due end of Oct but as Bailey allow servicing to be done up to 6 weeks before and especially as this will be the third service we have asked seller for it to be done this week. Seller saying anything we want done service dept will do but I agree with johnks in that we are probably going to go down the route of an independent engineeer to check the van out.

to update, seller has agreed to pay for the 3rd year service, a thorough inspection and to replace the tyres. The service dept on the site where it is stored have asked for a full list of our concerns and will service van asap and any warranty work will be done before we purchase. My OH has spoken at length to the service manager and the seller and we now feel more confident no corners will be cut.
So we'll see what the service and inspection bring to light and then make our minds up.
