Seen and heard of a lot worse ,just get tucked into it ,electrics first,then gas ,damp when you have the time ,a cover for the winter will keep out the worst of the weather next year .
A lot of people have paid more and had worse ,as for the :alleged: nail through the wire find it ,trace wires to source and just replace that section ,it's really all fun and I,ll bet if the problem really exists it's just through a 12v lighting wire ,I.e have you actually tried the 240v mains ,if there was a nail through it it would blow a fuse right away.
It really isn't rocket science it's basic level skills .and definetly get a second opion if he comes back with the same problem find out where they are and fix it yourselfs
