Hi All, I have owned a 2010 Swift Escape for 4 years. Last autumn I discovered that an area below the point where the rain runs off the roof is damp (39 percent worse).
Repairer identified that the roof rack fitted by the dealer for me when I bought it was causing the leak at the mounting point in this same area. He recommended permanent removal of the rack and holes covered.
This happened. Since then I have had a blower and dehumidifier running 24/7 and have been monitoring damp levels. Save for some minor fluctuations there has been no change in the readings.
The repairer said wait until March. If there is no improvement by then it will be necessary to take the internal boarding off and replace at a cost of £3k. He insists that the awning rail seal between roof and wall is sound and not the problem.
I recently turned the van round so the damp area faces the sun(ha ha, there has been some!) and now the rain runs off the opposite side and a small damp area has started in the equivilent place on the the opposite side. I appreciate that the water may have run internally and is not necessarily a new leak.
first call would be to get an independent inspection of the damp, and also buy yourself a damp meter, you can then check if the higher reading correspond with rain, however, with 39% I would suggest that you get the van covered for now, and if the van is at home make sure you open the door and get air moving around as much as you can

It is difficult to say when we haven't seen it but turning it and getting a leak on the opposite side could mean water ingress there or as you say it could have run internally. With this weather it could only get worse. I would get several opinions from reputable repairers, preferably from people you know have had work done by them. We have used a man in the Repton, Nottingham area that very good if you are near there.
We had a leak and the repairer at Retford found that where the roof joined the back you could get your fingers through it. We also had damp at the front and it was cracks where the screws went in near the windows. He fixed it for us and the damp readings decreased but it takes a long while. 39% is very high though and could mean structural damage. As I said previously get several opinions by reputable dealers.
