Hi, we have had our 2012 Xplore 504 for nearly 8 years, always serviced every year (except for last year, as never used), took it for service this year everything fine except damp detected underneath almost behind where both awning rail and skirt rail meet on the rear the near side.
No signs of damp inside or leaks from the shower or shower tap.
The awning rail sealant is intact.
I have looked behind the lights and seems bone dry, no signs of water trails.
I have read that rear panels on Xplore models can leak, the lower rear panel outside is separate.
Has any body else had same problem?

I have seen similar on other posts for different caravans and the cause was given as the awning rail stopping too short so water seeps in. The solution seemed to be lengthening the awning rail.
No experience myself but might be worth a look.

I have a 2011 Xplore 495. Two years ago, at its annual service, damp was detected along the joint with the ABS plastic panel above the front window, giving readings 29-34%. This is the same sort of joint as the lower rear plastic panel and the service engineer told me it was a common problem.

As you have found, there were no signs internally of any water ingress and the mastic appeared to be sound. The van was repaired professionally by removing the window, stripping back the joint and allowing it to dry out for a few days. It was then re-sealed. At last year's service service the damp reading was 8-9%.

Hello, Xplore 504 the same issues low rear under shower tray damp ... Have you found out the issue ? The water it's coming from rear lights ?

Has the plastic trim in the awing rail (herzim strip) been stuck underneath to the wood or been cut short so its not protruding lower than the rail as this is the usual problem and can be sorted by sticking a cable tie in between the trim and the rail to act as a drainpipe and make the water track down rather than underneath
