Hi, I'm new to this site!

My elderly parents own a touring caravan that has been 'parked' on the same site for the five years or so. Both now have dementia and can no longer visit the caravan. I therefore need to sell it. The site owner, however, will not allow a reputable dealer onto the site to remove / purchase the caravan (I do not have a car that could pull it) and got so aggressive with me yesterday that I had to call the police.

Any tips on dealing with unreasonable site owners? Or on how to move a caravan (without a motor mover) about 50 yds to get it off his property so that it can be collected by the dealer? Are caravans pushable? Any other thoughts?

I am sorry it is under such circumstances.

Carvans can be pushed, but a lot depends upon the size of the caravan and the terrain / distance etc. Touring caravans have grab handles at the corners for this purpose, but it usually for positioning the caravan on a pitch as opposed to moving the caravan any distance.

You state that your parents "own" the caravan, so the site owner is certainly being unreasonable by not allowing you to reclaim your own property.

Are any site fees due to the site owner. Is this the reason he is being difficult?

What did the police say when they attended?

I would have thought the police would have told him you need access to remove it, end of.

If dealer has bought it and can provide bill of sale he can remove, irrespective of what the site owner thinks. If he glues himself(seems to be the way these days)to it just call the police.

No friends with a car that has a towbar on it?

does the owner of the site know who you are? can you prove that you have permission to sell the caravan? perhaps the site owner was doing his job and stopping what could have turned out to be a theft?

did you check that all fees have been paid for?

so bearing in mind the trouble you have had, i would suggest that if you can say yes to all above that you phone the site and inform them that you will be collecting the caravan on a date and time, have the police and the dealer turn up and bring a few strong blokes with you to help push the caravan if needs be, as being sat for 5 years the brakes will likely have seized on.

Have the site fees been paid up to date or is anything owing ? Even though your parents may have not used the caravan for a year or more the site owner is legally entitled to seasonal pitch fees & storage fees paid up to the present time. Provided no money is owed to the site owner then he cannot stop you collecting it.

If owner agrees no money is owing then proceed as Marg suggests. If anything is owing then depending on what caravan is worth either pay fees or leave caravan on site in lieu of fees if caravan is not worth much more than the fees owing.

Do you know how much caravan is worth ? What is year make & model ? Also if caravan has not been serviced & maintained for some years it might have got damp & rotten & be worth very little.

Thanks for your thoughts. Fees are absolutely paid up until mid-November. The owner knows who I am and knows about my parents' health.

He said he would allow only one dealer on the site - a dealer who offered us £2k less than the two other quotes received - so it looks like some sort of scam to me!

Yes it sounds that way to me too. The site owner obviously has some kind of arrangement with this dealer. I would get the van removed from the site asap! Find someone who can tow it would be my advice.

cranford, book yourself onto a caravan site close by, either get someone to collect the caravan and take it to that site, or even hire a car and take it yourself, who buys it then is non of the current site owners business

What did the police actually say when you called them ? Did they attend ? I think your best bet here is to find somebody to tow it off the site. Can you rent a vehicle with a towbar like a pickup truck ? Cost would be one days rental & you could tow it to your chosen dealer.

Under the circumstances I can understand a dealer not wanting to get involved with removing caravan from site but I fail to see how the site owner can stop you removing your own property providing there is no money owing to him.

What reason did the site owners give for not allowing removal of the van?

You say you've received 3 estimates, so presumably 3 dealers have been to view the van?

How will the site owner know which dealer is accompanying you to remove the van (presuming you will be accompanying at time of removal?)?

If he cant stop you removing the van you could pay a towing service to take the van to your preferred dealer.

The site owner/land owner CAN restrict access onto the site as it is private property, they can choose to let on the site anyone they want. some caravan 'removers' might have previously left the vacant pitch a real mess and it cost the site owner money to landscape etc after removal?

is the van permanently plumbed in, connected to electricity or even on site gas? i assume it isnt but if it was, then again there is additional work to do after removal.

have you asked the site owner how much they would charge to move the van to the car park/off site?

i suggest you read the contract between your parents and the site as it may (or may not) give you the legal right to remove it.

i also assume you have power of attorney for their 'estate' .....


im not so sure you should treat this as an issue re a 'caravan', its an issue about property and access and the right to retrieve that property
