When we bought our first caravan it came with an awning which although in good condition was filthy, it had all the stains you mention plus many more....we basically laid it out on the grass, got a bucket of HOT soapy water, and went over it with soft bristle brooms, it took a bit of scrubbing but came up as good as new! - it's a good idea to go over the seams with a tin of Fabsil again after it's all dry just to re-waterproof.
