We stayed here for one night en route to Cornwall. Parts of the farm site are undergoing major renovation and yes this does give a scruffy impression in parts - the toilets were not great.
However, the caravan and motorhome area further on with hook up is really very nice - pretty with a bit of a view of the water tower and there is little mini vineyard. I think the owners are aiming in the end to provide organic goods of all sorts.
Not far into the gorgeous little town of Topsham, which is very upmarket with individual shops and nice pubs. We took the little cheap ferry over the river and walked along the canal to The Turf Locks Inn for lunch - this is a great spot and great pub - views of river canal railway etc. The food was top notch.
All in all if you can ignore the scruffy bits the actual caravan site is a lovely spot and only just off the M5

The camping field, where we camped, is just that, a mown part of a field, very open, no shelter from the wind, leading straight off a road with no gate. The loos are very basic. The farm buildings look very run down and full of rubbish. There is an area for motorhomes to park with electric hookups which appears to be right next to a barn. You can hear the noise from the motorway as a continual hum. On the plus side it is an easy walk into Topsham where there are lots of eating places, a very picturesque village. It is also cheap camping, £8 for one night, which is all we stayed.
We chose this site because we could light open fires which we did, that was very nice to be able to do that, but we will not be returning.
