Fab stay at a fab site. Arrived late due to traffic (10 hours from Leeds) but owner very helpful. Pitch was good size. Facilities were well kept. Site was quiet on an evening - some noise from houses below site travelling up but not too disturbing. Roads up and down to site could be an adventure - must use the bus once to get the flavour of the drive. Used other facilities at John Fowler site. Unofficially - would have liked the option to use them for a small fee. Owners very friendly and helpful. Downhill walk to main shops in Brixham and cheap taxi back. Bus fares for us was £6. 85, taxi £4. 20.
Don't fall for the name of Blackpool Sands - sharp shingle and stony beach, although the ferry ride was worth the trip - head for Bigbury on sea (good for boarding) or goodrington sands for a flatter sea.

Have just returned from another lovely stay at Upton Manor. The site is excellent and I cannot recommend it enough. The couple who run the site are lovely friendly people who will go out of their way to help if they can - they are always friendly and take a minute to chat.
The facilities are faultless really, the shower/toilet block are well kept and the water is always hot. They have family washrooms which are great when camping with young kids (1yo, 4yo and 8yo) as have toilet sink and shower all in the one area with room to manouvre round for drying and dressing.
The washing up and laundry areas are also clean and well kept. They have large industrial washers and driers for which you purchase cards from the campsite office to use (£4 a wash and £2 to dry - 60p for a washing tablet and a free bounce sheet for the drier :) happy days) both the washer and drier held a fairly large bin bag of washing from 5 happy campers. Also in this area is an ironing board (iron can be borrowed from the office for £5 deposit), a couple of spare camping chairs (for the other half to watch from while you do the dishes :P) a full length and a long wide mirror with a plug socket beside so you can use your own hair drier or straighteners etc. (although a free hair drier is provided in the ladies toilet) or charge your phone etc. There's also a large chest freezer for your ice packs (we forgot to take ours out lol).
The campsite does not allow barbecues to be used on the grass but does provide hire of small barbecues which is handy.
We stayed here for 9 nights and can honestly say we'd go back again tomorrow if we could. Very relaxing site.
The only thing I feel the site would benefit from is a small play area for the kids. I would say this was a major issue for us though as we just snuck into the nearby john fowler park and had a play on their equipment :P
Brixham itself is lovely too with loads to see and do. The campsite is a fair walk from the town centre (about a mile all uphill) so we used the car everyday - which is a bit of a pain as parking all over the Torbay areas is pricey. Although there is a bus service up to the site which I believe is fairly regular.
The ferry from brixham to Torquay is a must as only £2 return and a nice little ride across the bay.
Crabbing in the harbour is a must also - a good few hours can be easily wasted trying to catch one :)
Would recommend simply fish in the harbour for a meal, also the cam boat Chinese is a must too (they deliver to the campsite :) ) their salt and chilli chips are fab! Jaffa cake ice cream from the ice cream shop in the harbour is a must too.
Can't wait to return to Torbay, brixham and Upton Manor! Another fabulous holiday :)

Very friendly welcome when we arrived and happy to answer any questions we had.
The site itself was very quiet this weekend (12/13th July) so we were pretty much in a lovely quiet spot we could choose ourselves (we didn't have EHU on this occasion)
Toilets/showers were kept very clean and well stocked. There is a shop over the road in the holiday park we were able to use. They shut the gates at 6 pm though so you have to walk round that site to get back, it isn't far though.
The walk to the beach is mostly downhill all the way to (what we were informed) 108 steps down to the beach, lovely beach but spoiled a bit by litter sadly. I would guess it took us 15/20 minutes to walk there. Beach itself, lovely and sandy and obviously a favoured spot for dog walkers as there were quite a few there today.
As we only stayed over night we didn't explore much further but it is a lovely little site and I would recommend it, I can see us visiting again.

We found this to be a fantastic site. The toilets and showers were very clean, with the added bonus of a good laundry room - top notch facilities. Ideal location about a mile from the town centre and just a short walk to the cliffs at Sharkham Point and to St Mary's beach. Although it is sited relatively close to the town, it was far away enough to be out of the hustle and bustle. Will definitely be returning.

Just spent a fabulous weekend here. Immaculately kept site. Flat pitches. Spotlessly clean shower block and toilets. Very informative and helpful owner. Walking distance to Brixham, about 20 mins there, and 30 mins back via hill. Short walk to St Mary's beach. Will definitely be returning. Can't wait!

The site if you want friendly warm welcome, lovely setting, walking distance to Brixham town, the cleanest toilets and showers I have ever been into (I've been in a few), together with the best hosts ever minda and Brian, then you've got it.
If you want a noisy site with pool, amusement, a clubhouse and the most ultramodern facilities then use a chain like haven, park holidays, etc because you would be in the wrong place.
Site situation is about 1 mile from town centre all downhill one way, hence all uphill. Back, but the bus is unbelievably frequent from the site gates, so no need to worry.
Pretty flat site to all pitches apart from a few, we had a hedge pitch this time lovely big pitch a little bit more than standard but worth it.
We're going again defo.

Well kept site with clean facilities. Owners were extremely helpful and full of information - copies of bus timetables, maps of Brixham, local tourist attractions, etc.
We booked prior to realising it was the weekend of the Brixham Pirate festival. However having a nine year old son thought it would be fun. When we turned up there were a few groups of pirates (middle aged re-enactment groups) on site, dressed up and flying the jolly roger. Unfortunately the noise of loud pirate voices and firing of pistols continued until gone midnight. I am used to camping on sites where there is the common understanding that noise is kept to the minimum after 10pm. I did complain to the owners the next day and they were going to speak with the group - there was not a repeat incident. However the following night due to the festival there was music off site going on till 11. 30. Both incidents out of the hands of the owners.
We went down to the festival on the saturday and there was a really good atmosphere. Definitely recommend and it was great to support the local businesses.
It was easy to get into Brixham, either by bus or approx 15 mins walk downhill. There is also a Spar shop within a 10 mins walk too. Plus the site is in an ideal position for the many Torbay attractions - we did Quaywest water park, Babbacombe model village, Bygones (Victorian museum), Smugglers and Pirate Experience, Brixham Heritage Museum and Dartmouth Castle. All recommended.
The site brochure does state 'rural'. However I have to disagree - three sides of the camp are next to houses and the other is next to a John Fowler Holiday camp (static caravans) which was at times was a little noisy at nights. We are used to a field in the middle of nowhere.
All in all a really good location, clean site and fabulously friendly owners. However in my experience not quiet and rural.

Just returned from a great stay on this super campsite. Owners were fabulous and couldn't have been more friendly and helpful. Site well maintained and toilet/shower block immaculate. The site is great for exploring the English Riviera. There is a local bus that runs every half an hour down to Brixham and lovely coastal walks too all within easy walking distance of the site. We've already booked our return trip!

We've just come back from a fantastic 5 day holiday at Upton Manor Farm Campsite. We're not big on evening entertainment and big plastic slides at campsites, we like clean toilets, hot showers and not much more. The site is really well looked after, the owner's are regularly greeting you with a smile as they restock the toilet blocks or organise the wheelie bins. We never queued for showers or toilets, despite it being August Bank Holiday. We found that you weren't bombarded with rules yet everyone was respectful and considerate. We paid a little extra for a 'hedge' pitch with hook-up. The pitches are really spacious and well set out with little fences, very useful for padlocking our bikes! The surrounding countryside is beautiful, we walked to Berry Head and watched a porpoise in the bay. Brixham is a 20min walk and the ferry is only £1 to Torquay. It's a very hilly area, be warned! We loved the hills and embraced them! Had a lovely cycle to Berry Head too and watched the Red Arrows over Torquay for the Regatta. On Wednesday night a pizza company set up on-site, they cooked handmade, stone baked pizzas and were really friendly. They let us go back to our tent and gave us a wave when they were ready! Highly recommend this place.

We had a lovely week at this campsite, all staff are polite and very helpful. The campsite and the toilets/showers are clean and tidy. There are many places nearby to visit, lovely location and lovely views, there are shops near by and big supermarkets are just a 10 minute drive away. Would definitely recommend and would definitely go stay again. Thank you to all the staff that made our stay enjoyable. See you again soon!
