 We stayed here regularly before the site was sold on and closed in 2020. It's currently a CL standard site charging Club prices: £38 pn incl EHU, dog was free. Warm welcome even though we hadn't booked.

There are 101 EHU pitches, but the site now accepts only 25 MHs or caravans. Thankfully, everyone spaced themselves out, because many pitches are very close together in the lower touring area.

They're all (soft) mown grass or firm grass on former hardstands, some with adjacent concrete slab "patios" for chairs etc. Choose carefully to avoid being shaded by the many trees.

The owners are missing a trick by not taking tents any more, as several long distance walks pass Peebles, and there's a major mountain biking area at nearby Glentress Forest.

As to the CL-standard facilities: zero Wi-Fi; the grey water drain is a road gully on the main drive into the estate, so bring a grey water canister; you need a long hose to reach the fresh water taps, otherwise you must drive over soft grass.

The two toilet blocks have key-pad entry, are very dated but kept spotlessly clean & heated even in June, with good free showers & a dish or clothes washing sink (there's no laundry on site), but no hair dryer or socket to BYO, and the showers need a stool (I can't balance on one foot to dry the other). No play area, but we don't have children.

Some changes - most of the 100s statics have gone, leaving behind the plinths and services, the tent area is closed, Rosetta House and the Stables are empty, the pub has gone - so there's a strange "ghost town" feel about the estate: it looks tidy as the grass is well mown, but vegetation grows in the house & stables stonework. While plans have been lodged to redevelop the holiday park, it's not clear if the lower touring area will be retained for camping or not.

We like the huge dog walk (a wood that opens onto a huge meadow with superb views and mown paths). We love the proximity to Peebles - it's a thriving town selling everything you need, with an interesting Council museum and a beautiful war memorial, one of the finest in Scotland.

Traquair near Innerleithen is well worth a visit, as are Kailzie Garden outside Peebles and Dawyck Botanic Gardens near Stobo spa hotel.

We will return, but the site could be brilliant & worth the fee with just a little capital spend.

 Peaceful

Quiet

Exactly what I needed

A very clean and nicely kept site in a lovely peaceful setting just outside Peebles.

Plenty of local attractions nearby and easy to get to.

Staff very helpful (when a problem arose with my next stop on my tour)

Will happily stop again when my touring take me that way

And if you'd like a nice quiet stop for a few days I'd happily recommend this site.

(I only added a 5 score for site facilities as they were closed due to covid regs. )

 Well run site the site is larger than it looks tents holiday statics and lodges in separate areas of park

Great wee pub in the hayloft entertainment karaoke and live singer at weekend

Toilets a bit out dated but well kept. Plenty hot water and great pressure in showers. Lack of grey water points in touring area. Might have to be addressed in future. But all round a great site. Plenty dog poo points and a good dog walk. Small shop on site and Tesco and Sainsbury's and town centre with good parking with in easy reach of site.

 Stayed here for 8 nights in September, site far better than then expected from some of the poor reviews. Staff really helpful when we arrived and allowed us to choose our own pitch due to some heavy rain making the grass slippery in places. Lovely site set amongst trees and very quiet even at each weekend, we didn’t visit the bar so can’t comment on that aspect.

The showers which a lot of reviews have slated were fine (we used the ones furthest from reception on the touring site). Although internally the wash room and shower cubicles look a little dated the shower controls and heads looked pretty new and more importantly delivered plenty of piping hot water with proper on / off taps (no push buttons here).

Even better was the underfloor heating in the gent’s washroom, great for warming your toes whilst having a shave. Storm Ali swept over us during the week but to be honest it didn’t really bother us as the site is pretty sheltered although the wind did blow a couple of trees over near reception which were soon cleared away.

We would definitely stay here again as the site is good value and not on a main road with an easy stroll into Peebles, it’s also a great base for hiking and cycling.

 Return visit, as the location in Peebles (a Borders town that's doing very well) & the huge dog run on site suits us, and Traquair is always worth visiting. Had been wary coming back because my formal complaint about the showers two years ago still appeared to be valid.

Pleased to report that all the showers in the lower touring area have new fittings, and are now powerful & hot (and not press-button). No complaints there! In addition, as repeat customers, we got a discount - £20 mid week reduced to £16, £25 weekend reduced to £20 (hardstand & EHU). Again, no complaints there: the price seemed fair.

The site has planning permission (quickly found online) dated 2015 for extending the static caravan area, lots of chalets & 130 houses. The plan includes moving the touring pitch uphill to behind the house. There was no sign of work starting, but I wouldn't expect any investment in the lower touring area now - a motorhome service area would be handy: if you're staying more than a few days, you'll need a canister or bucket to carry grey water to the drain below the standpipe as there's no dump. You'll also need your own water pipe to fill up with fresh water.

 We visited as two families with 4 kids between us aged 10-5yrs. We were located on the top tent field. I don't know if this is random or we were put up there because it was closest to the playground but we would have preferred to be down the bottom field where is was quieter and not as packed in.

The toilet and shower facilities have seen better days and there didn't seem to be a routine for cleaning - the men in our group said there was blood in one of the sinks on the Saturday morning and it was still there when leaving on the Sunday.

To get to the toilets you have to go past the entrance to the bar. On the Friday night it was karaoke night and we had to shuffle the kids past smokers and drunk people just to get teeth brushed!

The site served a purpose, it was in a decent location, Peebles is lovely, and the cost was reasonable for a tent pitch with hook up - but I would rather pay a bit extra to have clean facilities.

We won't be visiting again.

 Pleasantly located site within walking distance of Peebles town centre. We were allocated a decent pitch down at the bottom of the site. Good dog walking possibilities around.

Facilities were a bit 'tired' perhaps, but certainly adequate. Didn't visit the on site bar.

Peebles is a great base for walking and mountain biking. Good trails in Glentress forest park, and there is also an easy cycle trail running along the course of an old railway line to Innerleithen.

Traquair House is worth a visit, too. The maze is great family fun.

 Pleasantly located 25 minutes walk from the town centre and with pitches in mature parkland this site has so much potential. Unfortunately the facilities are sadly lacking.

We used the site to access the nearby 7Stanes MTB trails; small campervan, two adults, hardstanding, electricity included (but not wanted or needed) and stayed for two nights, total price £45.

The biggest issue that we had was the facilities, or more accurately, the lack thereof. Touring area has two dated, small toilet blocks with two showers and two toilets each for M/F. After a day's muddy riding it was impossible to have a hot shower due to the lack of water pressure. A previous reviewer (12 months ago) said that he'd pointed this out to management and 'no one else had complained'. I tried three of the four showers during the stay and all were totally inadequate, each producing a slow dribble of hot water from unstable shower heads at 38 degrees. Turning the temperature down from the maximum temperature stopped the water flow completely. I'm not exaggerating.

No-one seemed to be available in the site office when we were on site to make our complaints known.

If you have your own shower in your unit, great. Give it a go, you may have a much more positive experience.

Appreciate that our stay was in the last week of the season so perhaps the management intend to invest in new facilities over the close season?

We'll definitely return to Peebles but sadly not to this site.
