March 2019.
After various recommends it fitted our plans to visit.
Phoned ahead day time twice but no answer just answering machine in Spanish. Decided as was early in the day to chance it and go to site.
Tedious back streets and narrow roads access to and from site from town. Chose to drive out in our car every day to visit around the area.
Arrived at a very tight reception area to abrupt lady to be told no pitches - full full !. After a bit of discussion about the various empty pitches around site we were then offered a choice of pitches - she said after phoning that The C&MHC at East Grinstead Overseas bookings dept had not cancelled off with them various no shows !.
This is a very common issue with busy Spanish sites - refusing all bookings but then also have plenty of vacant and not now needed pitches, so diplomacy is required.
Little to add to other reviews, plenty of good points but we found the site very 'car park' like, bit too packed in & crowded, smaller pitches than many sites - and just not to our liking. Could be noisy if your un-lucky with your 10 or 12 very near neighbours or their kids.
Clearly a very very popular site for many and hence maybe why Reception is perhaps in-different.
Some sites you like some you just don't.

We have just returned from a fantastic holiday at Kikopark in Oliva.
It is in a great location with access directly to the beach, next to a marina and walking distance from several bars and restaurants.
The site has been upgraded recently with new reception, cafe/takeaway, attractive block paving and toilet block (serving pitch numbers 150+).
Ladies in reception spoke perfect English and checked us in efficiently and answered questions about the area. There are some leaflets and information about the area on display but just ask.
Bike hire is available from a local company who speak English and will deliver bikes to the site. Car hire too.
There is a small cafe which does delicious pizza, set meals each day (Carbonara, Paella etc. ) coffee, beer/wine and ice creams to eat in or take away. We ate in Kikoport restaurant which is very stylish and with a large terrace looking out onto the beach/sea/marina. We also ate in a restaurant called Mandala (pizza, pasta, fish/meat). Service, decor and food was fantastic - beach terrace.
The shop is well stocked + fresh bread, croissants, pain au raisin etc from 8. 30am until about 8pm. It was open on Easter Sunday and Monday.
The sandy beach is immaculate and not many on it.
There is a spa and small pool which we didn't use. Easy flat walk into town (about a mile) although we didn't think the town centre was anything special. There are plenty of local supermarkets although parking looked height restricted. Gandia (15 mins drive) has large Carrefour as well as Decathlon, Leroy Merlin etc. And a very large beach front with hundreds of ice cream/fast food places on.
We had day trips to Xatvia (50 mins away) catch a bus from Tourist Info to the ancient castle - well worth the visit to see the fortress. Fonts del Algar - impressive fountains 50 mins drive or 1hr 20 through stunning mountain views. Windy mountain roads but well surfaced and not too hairy in our campervan. I wouldn't try it in a much bigger unit though.
In summary, we loved the site and the surrounding area. Cant wait to return for longer.

Great large pitches almost all are now serviced, state of the art new toilet block which includes a dog bath, the others are a bit dated but clean. The beach is just great and even better if you have a dog. Oliva is an easy 2km walk and has a big market on fridays. The site staff are extremely helpful and speak several languages. We have booked again for 6 weeks next year !

Warmly greeted and shown to our pitch. It was large, 120sqm, fine gravel, divided by hedges, shade was in the way of palm trees plus hanging tarpaulin.
We booked for a Super pitch (Grande Comfort) which had electricity; waste and water hook up on our pitch which was fantastic.
On site there was a small very basic shop, pizza/bar, laundrette, reception and there was an information room, but they did not speak English, there were very few leaflets available to look at and the majority were in Benidorm.
On site also, although we did not try was the Kiko Spa (only saw a couple of people go inside) and Kiko Port, the restaurant, apart from Saturday nights this was virtually empty most evenings, and closed during the day, no menu was on display to view.
The beach was great, access direct from the site, unfortunately, the public could also do this by walking through the Kiko Port restaurant and through the site to the beach. There was a life guard on the beach who was very vigilant. On a day it was windy, a red flag was waving, anybody attempting to go in the water were whistled at and told to get out of the sea. There were jelly fish in the sea.
The site was very good for wheel chair users with ramps to the beach and into the toilet area, where there were toilet/shower rooms.
There was a medium sized swimming pool and child’s pool with sun loungers, there were aqua exercises occasionally, they didn’t seem to be at a set time.
What left this site seriously down were the toilet blocks which were very disappointing. Cleaned once a day, with a quick hose down with a hose pipe, really in high season when the site is full, did not do the job. By the evening, the toilets were extremely smelly, with no toilet paper. The shower grill on the floor was permanently full of hair and was never properly cleaned. The shower roses, were rusted and they had problems with water pressure. The doors to the showers and toilets were made of a frosted plastic and were see-through, this we could deal with, but the mould growing up at the bottom really wasn’t acceptable.
On the whole, the location of the site is good, but for a First Class site status compared to other First Class sites in Spain such as L’Amfora or Torre Del Sol, this does not compare and should not be considered as such.
There was no entertainment in the evening, which fair enough was not advertised to have, but you sort of expect it from a Spanish site in August.
No information on arrival was issued, such a rules and regulations, or even information on local markets or the area, no security barrier at the entrance of the site; anybody could walk in from the beach and walk around the site. There was often dog mess around the site. The toilet blocks were disgusting. There was no bike hire available. The pitches were great with the convenience of hook up to water and waste, but we did pay for that, for a family of 4 in August at £60 a night.
In the end, although paid up front, we cut out losses and left early

On arrival we were greeted by a very efficient young man on reception who was patient and helpful and spoke perfect English and advised us of our pitch choice or an upgrade if we wished which was extra, but we had a great pitch with our ACSI card. Facilities were good and a very good atmosphere was all around the site. Great beach just straight onto it from the site. The restaurant on site was a bit upmarket and expensive seems to be for the watching fraternity but loads of bars around and restaurants within a short walk or cycle ride. We cycled into oliva which has a good market and we found the old town and had a good look around. Had a very enjoyable stay and would go again.

We booked in to Kiko Park for 2 nights and liked it so much we extended are stay for a further 7.
On arrival at site reception we were greeted by a man in his mid twenties who was extremely helpful and friendly and who spoke perfect english.
He gave a map of the site and which pitches were available and recommended a certain one which he assured us was sunny and we would also be able to get a satellite signal.
True to his word the pitch was everything we wanted and was large enough for our van, awning and car.
The toilet / shower block's were nice and clean and plenty of hot water and were heated which we really liked as it's cold first thing in the morning during the winter months in Spain
The site is 50 yards from a beautiful very clean beach which we really enjoyed walking along.
Oliva town centre is approximately 1 mile from the site and can be walked or you can cycle along the dedicated cycle track and there is also a weekly street market which is great for fruit and veg.
There is also a choice of 3 supermarkets all close to the town centre where we did are weekly food shop and the site also has reasonably priced shop which surprisingly had good selection of food, fresh bread and fruit, veg and english newspapers which also used.
Would we return ? without a doubt and probably early 2012

This site is very popular with British, German and Danish campers who spend winter in Spain. Pitches are gravel and divided by hedges. We were offered a choice of half a dozen pitches but they were all rather small - we were using our ACSI card so this might be why we were given a limited choice. We did manage to fit our caravan in, but only just, and there was no room for our car. We used an adjacent empty pitch for it but when that was occupied, had to use the carpark by reception. The toilet facilities were excellent and - important in winter - well heated. There is a very good shop on site but there are plenty of supermarkets in the vicinity and Oliva has a good weekly market. The campsite restaurant looked very nice but rather smart and expensive, so we never used it. We found the site rather cramped and a little claustrophobic, but luckily the beach is vast and beautiful and only a few metres away. However, security was poor as it would be easy for members of the public to access the site from the beach.

Amazing place! Fantastic size pitches. Campsite right on lovely sandy beach. Good shop. Fantastic outdoor swimming pool. Spotlessly clean sanitation. Lots of hot water. Staff incredibly helpful. English widely spoken. Good walking area-lots to see and do.The lovely market town of Oliva is within walking distance. Fantastic site
