We have just returned from this site.
It is a delightfully well kept site. The owners are friendly and helpful. The facilities are good, the toilet/shower block is clean and heated. The touring pitches are OK, not particularly large and there was only one water tap which we were aware of for all the touring pitches as per the site map.
The grounds are lovely, however, be aware the site is set on a hillside so probably not great for some folk.
You may be wondering why I have not marked the site as high as other campers. It's a niggle and you may well say it's because you're from the north: however call me names if you wish, but I'm not thrilled about being charged extra- and a fair amount extra - for use of the broadband which is available on site. The reception for TV, phones and WiFi on this site is rubbish, you are therefore at the mercy of the proprietor. Broadband starts at £5, bet you're thinking - that's OK for a week, so would I, the £5 is for either 1hour to be used over a few days or 24 hours consecutively.
An additional cost is made for the somewhat small hairdryer in the toilet block.
This is not an inexpensive site to begin with and we were not visiting at the height of the season.
Oh just another FYI, the site is at the top of a hill, from whichever direction you come but for heavens sake DO NOT take the Umberleigh route across country if towing, the steepness caught out a Polish lorry driver, who was stuck in the bottom of the dip unable to go either forward or back.

We stayed here just for one night to be close to our nieces wedding.
Very impressed with the site. Staff fantastic, shower blocks spotless, lovely little bar on site we used in the evening.
We would stay here again for sure. One of the best sites we have stayed on.
There is a pool which we did not use, but did go and have a look and looks nice. A games room with pool tables etc and a play area for children again did not use but had a look and again very impressed.
A Top campsite !

I would agree with the great majority of other visitors to this site and recommend it without hesitation.
We are a retired couple and visited Smytham Manor with our daughter, son-in-law and 7 year old grand daughter who was fully occupied with site facilities and the wide open spaces provided. Great.
If you can try to book your pitch within the old walled guarded, very nice and sheltered. This area also holds the outdoor swimming pool.
The site is a short and eventful bike ride to the Tarka Trail not to be missed.
There are all the usual facilities on-site which are all maintained to a good standard.
It rained heavily during our visit but this did not affect too much from our enjoyment of this quiet rural site right on the doorstep of RHS Rosemore Gardens.
Wouldn't hesitate a return visit.

We have just come back from a camping weekend at Smytham Manor, the weather was not that great but the park is lovely. It has plenty for the Children to do like swimming pool, games room, park and even a Tourist Information cabin where there are lots of leaflets for the surrounding areas and things to do, you can even borrow books and games to play if you want to stay inside. The reception/shop is quite small but has everything you would need, the owners are really nice and very helpful, nothing too much trouble. The exercise field for dogs is really good and the grounds are lovely. We will definitely be returning to this campsite in the future.

We have visited this site previously and were that happy we decided to return again this year.
Smytham Manor is a very friendly, family run site, the staff are very polite and obliging to help with anything you may need.
The site is beautifully set in picturesque surroundings including lakes and gardens that are very well maintained.
It has a swimming pool on site, suitable for kids of all ages.
The pitches are very substantial in size so campers and tourers are not crammed in.
There is a kiddies play area on site and games room. The play area could perhaps do with being refurbished and a few more things added so there is more of a variety for kiddies older than 4 years. The games room consists of air hockey, pool tables and a ping pong table which supplies hours of fun in all weathers.
There is a small shop situated in the reception area which could perhaps do with stocking a little bit more of a range of goods, attached to the reception area is a pub, it is open for 4 hours a night, we however have not used this but have been told by friends we have made there it is a very nice little pub.
The washing up facilities are of high standard and always clean. There is also an area with washing machines and tumble dryers which for a cost of £2. 00 each I found very good. A little chest freezer is situated in the same room to store freezer blocks in.
The bathroom facilities are excellent, they are always clean, water is always hot no matter what time of day you go for a shower, there are 3 shower cubilces with a little seat in each one for storing clothes on so they don't get wet. There are also 3 toilet cubicles and a cubicle with a sink for those of us who wish to wash discreetly. In the mens shower block ther are however only 2 shower cubicles, but I found that there was never a cue for them.
We found a pub within a 6 mile radius called 'The Hunters Arms', the staff again were very friendly and the food was equsite and value for money.
There are a lot of things to do in and around the area, you can drive to Woolacombe or Ilfracombe for the day and it is only about an hour away. We also paid a trip to Watermouth Castle which was a great day out.
Overall I can highly recommend this site to anybody who likes a nice relaxing, but friendly place that caters for all the family.

We chose this campsite because we were keen to cycle the Tarka Trail and it advertised private access to this. We booked three large pitches to accommodate 3 units with pup tents and awnings. We were pleased that there appeared to be no additional charge for pup tents as there was no mention of this on the online booking form. We did not want electric hook up as we all have fitted solar panels but there is no option but to have this.
On arrival we were pointed in the direction of three very small pitches and left to set up. The site is cut into terraces and we quickly realised that we were exceedingly short of space, only just managing to leave room for vehicles to pass in front of the unit, we also had no space for pup tents much to the distress of our children.
Upon speaking to the person in charge we were advised that we had pitched the wrong way around and this was the problem; even though we were pitched the same way as the row in front of us and if we wanted to erect pup tents we would have to pay for an additional pitch for the week.
There was private access to the Tarka Trail as advertised but this needs attention. It was exceedingly wet during our visit which can't be helped but the last 100 yards before the Trail entrance was hazardous as it was a steep incline which had turned into a mud slide! Steps or chippings etc would improve things 100% and would avoid disappointment.
Other areas for improvement which really should be in place on a site in this price range include:
Pipes on water taps
Outdoor lighting on the site, even just way markers
Drainage - we were underwater when we pitched and we were on the top row!
Waterproof pool shelter
Heated swimming pool - this pool is solar heated - i. E. No sun freezing cold pool!
Some 'free' games in the games room
Children's play area suitable for all ages not just the under 3's
Washing machine - this seems reasonable at £2. 00 but beware if you select a cycle which lasts more than the allocated length of time for your £2. 00 your washing gets locked in and this becomes a very expensive activity!
There is a rule not to leave animals unattended but the are no places to 'attach' leads if you do take them with you. E. G we took the dog to the swimming pool and there was nowhere to fasten the lead; same at the games room and bar.
On the plus side, the toilet block was of high quality with excellent clean showers and washing facilities. The walled garden area and general site was nice with interesting pond areas and unusual giant plants to add variety.
There was a fantastic summer house that was used as an information point containing leaflets and useful local insights. Additionally this doubled up as a small library/book swap, games and children's fancy dress costumes. The children also enjoyed the on site shop for sweets and treats.
The site has the potential to be much better and with just a few small non expensive changes that show attention to detail it could achieve this.

Booked our first ever camping trip with our three year old and enjoyed every minute. The owners were very welcoming and you got the feeling that nothing was too much trouble.
We were in the walled garden, and were surprised at how much room they gave for the pitches. The site itself was spotless, the showers were hot and kept clean, and we never had to queue, although I was up about 6 most mornings so had the place to myself.
The pool was great, located in the walled garden and never crowded, just right with a little one in tow!
Well recommended if you want a peaceful stay, although could probably do with a bigger shop and a couple more bits on the kiddies playground.
That said, its a superb site and we will definitely be going back next year.

An excellent site with first class facilities at a first class price. It is mainly a static site with privately owned caravans and a smaller touring site.
Made to feel welcome by the family who own and run it. They lent us a battery charger after ours had failed.
The toilet block is spotlessly clean. The CDP is an old converted WC which is awkward to use without unwanted splashing.
The shop has a very limited stock but will, if you order the previous day, fetch you papers for a price of 20p which is reasonable as it is a four mile round trip.
The grounds are beautifully kept and provide excellent play areas for children and a first class dog exercise area.
There is also an excellent heated outdoor swimming pool which requires all young children to be supervised by a responsible adult at all times
Except during school holidays the bar is open Friday and Saturday night only. The bar was not popular with the static caravan owners and failed to attract the majority of the tourers, perhaps more parental control of young children in the bar areas would increase the bars popularity.
Overall I would describe the site as excellent with first class facilities and excellent amenities, situated in a convenient location to explore North Devon
Great Torrington is an interesting place for people with an interest in the civil war, and also has many interesting shops including the panier market, open 3 days a week.

Just come back from a 10 day stay at Smytham Manor. We had pretty rubbish weather but we still had a great time.
This is a lovely secluded site in beautiful surroundings. It’s a family run place and, unlike some others that claim this, it really is family run! It has three generations of the same family clearly very proud of the place and who work hard to keep it in top shape - from the immaculate shower blocks to the neatly trimmed grass to the helpful and knowledgeable reception.
We had read about the idyllic sounding walled tent field and were initially disappointed to discover that we weren’t in it. However, we were on the other side of the wall and it was fine. The area is quite hilly and although the site has been well landscaped, the pitches are slightly sloping.
It’s like stepping back in time going into nearby Torrington as it has been unspoilt by the usual chain stores etc.
As others have said, the ‘Tarka Trail’ is a great thing to have on the doorstep – literally! A nip through the fairly muddy and hilly woods takes you directly onto it from where you can cycle for over 30 miles. We hired bikes from Torrington Cycle Hire which is based at the old railway station – really helpful people who sorted us out twice with an array of bikes, child seats and trailers.
The well-known beaches for surfing etc are a bit of a drive away. However there is a nice beach at Instow which is only 10 mins away. If you just want to spend time building sandcastles, sunbathing and swimming then this beach is great but you need to be there at the higher end of tide to find any water!
We've rated the value for money as 9 because the pitch rate automatically includes electric hook up. As we don't use this, we'd have liked to pay less. We've rated location as 9 because of the need to use the car to do anything other than use the Tarka trail.
We would definitely go back to this campsite.

We have just returned from a fantastic week at this site. We were in a tent with electric hook up. The site is primarily a static site (don't let this put you off), however, has spaces for touring caravans and tents. We would particularly recommend a pitch in the walled garden (for tents), which is picturesque and peaceful. There are a number of pitches outside the reception and walled garden, which may have been slightly noisier.
There is a small pool, which is perfect to cool off in. There is also a small bar on site, however, this does not serve food. There is also a small shop which provides all the basics at sensible prices.
The toilet facilities are extremely clean, and despite there being 3 showers in the woman's block, and 2 in the men's, we never had to queue.
We have a labrador, and can praise the dog walk area. The dog walk area also leads on to the 'Tarka Trail', again ideal.
The site is situate outside a village, which is not readily accessible by foot, as the main road is reasonably busy, with no foot path. It is not far by car.
The local villages of Torrington, Barnstable and Bideford are well worth a visit.
The site also has a perfectly situated games room, including pool tables, table tennis, and air hockey, and an outside play area for younger children. There is plenty of space for children to play, without causing inconvenience to others.
The owners, and site warden were very friendly and helpful.
We will definitely return to this site provided a space is available in the walled garden.
