 Just got back from a 4 night stay at Manor Park. The touring area is located in the middle of the static vans. The pitch sizes were small which meant we were unable to put up our awning and still get the car on the pitch. There was no grass at all on the pitch - just sandy earth. Ground was also very hard. Signs of the good Summer!

Lots and Lots of ducks roaming around the site. They were no bother at all and were in fact rather sweet.

We were given a pitch right next to the toilet block and children's play area. Thought that this would be a problem with noise but there was none.

TV reception was excellent on Freeview.

Toilets are dated and basic but were cleaned regularly. Couldn't get any hot water out of the taps and the hand-dryer was useless. The first shower I tried just ran cold and the second one nearly took my skin off!

Washing up facility was a couple of sinks and draining boards. Struggled to get hot water.

Elsan point was excellent and easy to use. Lots of wheelie bins around the site too.

One big gripe was why did I have to pay extra for my dogs where there is no dog walk and only one dog waste bin???

Didn't sample the entertainment but it was rather loud until late on the Saturday night. Ate their breakfast a couple of times - 2 for £6 with coffee and toast. Not bad but one day the beans were cold. I suppose you get what you pay for.

The walk to the beach takes about 10 minutes and was lovely for the dogs. Tide times change rapidly so you never know if it will be in or out! You can also walk along the promenade into Hunstanton which was bracing! The town itself is a bit dated with the usual amusements and burger vans etc. Most of the pubs were dog friendly and you could have them with you whilst you eat.

Mobile phone signal was very hit and miss but after all you are on holiday.

Will we be going back - no. Love Norfolk but there are far nicer places to go.

 We spent three nights at Manor Park over the Easter holiday.

Booking by phone was good and easy.

The location of the park is one of its better features, 2 minutes walk from Tesco, very important as there is no shop on site, and 5 minutes from the beach.

Upon arrival, fair to say the park could be better signposted.

It operates a one way system that people are unaware of so they do not follow.

Greeting at reception was fine and we were shown to our very wet and muddy pitch by a friendly chap who tried to tell us that we were on one of the drier pitches.

Not sure if he doubled up as the park comedy act at night.

We had an issue getting a TV signal and the Security guard Tony visited and helped us, going beyond the call of duty. His help and knowledge were a great help.

We struggled with a mobile phone signal where we were sited and for all three days at Manor Park, Wi Fi was faulty which can usually be used in the bar complex.

Near the bar there is an arcade, big screen TV for sports viewing and a pool table and darts board.

The park and its staffs main purpose is to sell Static holiday homes and these are unashamedly punted at every occassion.

The toilets were generally dirty, mainly because of the poor drainage on site resulting in mud being treaded everywhere.

Usually you are asked to leave your pitch by 10am, thankfully we were allowed to stay a while longer to clean everything down before packing the hardware into the caravan upon departure.

Overall nice people, fairly bland entertainment (see how many creme eggs you can eat in a minute), but disappointingly for a Park Resorts site poor facilities. No swimming pool, despite the advertisments, no Wi Fi, poor pitches and too few showers for the amount of tourers catered for. As a commercial site, you get an impression that your money is more of interest to the organisation than your happiness. Maybe that's how life is now and we are too prescious about such things.

We felt that this park was towards the lower end of the parks we have visited and is not a place we would rush back to.

 Just back from a great two night visit to the touring side of this park. Booking by phone was simple with friendly staff. We had requested a pitch away from the play area and toilet block, though couldn't guarantee a pitch the one we had was ideal. On arrival booking very swift with no fuss about rules etc. Shown to the pitch by another helpful member of staff who ensured we knew where everything was. Pitch very good size flat with plenty of grass still left on it.

Shower and toilet block spotless and plenty of hot water, only downside no sink plugs.

Its a 5 minute walk into Hunstanton and there is a Tescos 2 minutes walk away. If you want the best fish and chips try Bears which is next to Thomas's amusement arcade,

Great value at £14 a night.

Didn't use the clubhouse or swimming pool but if there are like the rest of the site will be spotless and well staffed.

 Fantastic value for money, £110 for 10 nights inc bank holiday weekend, very clean, only fault was drainage of rainwater, club and entertainment was great( we went to see the Ivy League, ) toilets and washing up area was always kept spotless, tesco store is a 5 minute walk away, beach is also a5 minute walk, clean beaches, and I must give the park attendant JIM, or Aussie jim as he is known a special mention, what a character ! And a great helpful bloke, thanks jim! We will be back again soon, all round great holiday,

 Visited this site because of price and location. Excellent welcome and we were shown to our pitch. First impression was how cramped the site was, it felt as if you were on top of each other with no view apart from another caravan. Pitch, although start of season did not have much grass. This mixed with rain created a muddy entrance to our caravan. Site facilities were very good, toilets were cleaned often and overall spotless (Probably due to security code entry). Playground was great for kids and well laid out. Pools were closed. Did not visit the clubhouse so unable to comment. Lots of ducks around the park with their young waddling from caravan to caravan which fascinated our kids.

Great location for Hunstanton - 500m to the heart of town. Beach about 200m away, Tesco store about 200m from the site.

All said and done, good site for entertainment and beach but not for us.

 We have stayed here 3 times in the past year and it is always good value for an electric pitch. There isn't too much on the site, good kids play area, small outdoor pool, bar and small arcade but due to the location near Hunstanton sea front we always find plenty to do. The toilets and showers are quite dated although 1 modern corner shower has now been installed in the ladies which is a vast improvement. There is always toilet roll/soap and working dryers. The entertainment is basic but is within a small, fairly safe environment for little children. The pitch sizes are good and the advantage of late departure means we always come back here.

OVERALL: Quiet site but great base for exploring the local area.

 Just arrived home after a fab Easter weekend at Manor Park

The staff rang us during the week before to inform us the site was draining well after recent weather! Very helpful!

We arrived and were allocated a pitch in the middle of touring field. Pitches seemed reasonable size when we first arrived but as the site filled up felt a little squeezed. All facilities within easy reach.

Toilet and shower block has key code on it and was very clean all weekend.

Good children's play area which kept our 6 yr old busy.

Arcade and club were a little dated but well staffed with helpful people.

Outdoor pools looked good but were closed at this time of year.

We ate at the restaurant, food was reasonably priced and of good quality.

Close enough to walk into Hunstanton and Tesco 100yds down road.

Overall a very enjoyable weekend, will definitely consider for a return trip.

 We stayed here as an extended Easter break, arriving on the Thursday and departing on the Tuesday.

The location of the site is very good. 5 min walk to the beach, and a land train that will take you into town if you do not want to drive or take the 15 min walk.

Check in was painless enough and we found our pitch no problem. I though that the caravans where rather close together. They say that they do not accept tents but we saw a family camping in a tent on one of the pitches. The site was just about full which was indicated to us by the fact that the electricity kept tripping at the main box not the individual hook ups and we had to wait for the site engineer to come each time and reset the trip.

For a bank holiday weekend the entertainment for both day and night was very poor, disjointed and very badly organised plus minimal to say the least.

The toilet blocks where spotless even at the peak of the bank holiday, with plenty of soap and loo roll supplied. An evening shower was however a very cold affair, the toilet blocks had little or no heating and the showers work on the plunger style taps that run for a set time then have to be pushed again, these ran for 20 seconds, no more. The preset water temperature was far too low I checked the wash hand basin hot water just to see that they had not run out of hot water but that was pipping hot. One final problem with showering after dark is the lights in the shower block work on movement sensors seemingly these sensors do not pick up movement in the shower cubicles as if no one came in to the block while you where showering you where plunged into darkness.

On the whole the site was tidy but facilities where poor, there is only an outdoor pool which was understandably closed and a small amusement arcade the kept running out of change so that kept putting that out of the picture. The site lacked any sort of shop although there is a Tesco within walking distance.

This was a most disappointing site considering it is owned by Park Resorts I really did expect far, far better of such a big and well known company.

 I cannot comment on the booking in procedure as this was taken care of by friends who had arrived earlier in the day and had selected our pitch.

The drive into the site was extremely easy, the pitches are very close together but fortunately being out of season there was space (I would not like to visit during high season) water is close by all pitches although very powerful push taps which blew the rubber hose fitting off so care needed not to get wet.

Both toilet/shower blocks are key coded and clean showers were again push button which only lasted approx 20 seconds and did get annoying. The other facilities on site was an arcade which were acceptable but nothing special and a bar/dining/entertainment venue this was pricey for some drinks. The outdoor pool was closed due to out of season although there is a leisure centre with a pool approx 10 min walk away in Hunstanton.

Although dogs were allowed there was no designated dog walking area on site and they had to be on the lead at all times. Childrens play area was very good and you could hire bikes on site if you wish

Overall a cheap site to stay out of season within a walking distance to Hunstanton it is a primarily a static park with touring as (perhaps) an afterthought there are better sites within the local area but this is reflected in the pricing. Cheap, cheerful and ok for a short weekend.

 This was the second PARK resort we had booked for our September holiday. On arrival at the well appointed reception desk, we were given our information pack and then one of the security staff showed us a map of the touring pitch so we could make our choice from several empty. The pitch we ended up on was very close to the main road and parking the car next to the caravan meant reversing off this road. The pitch itself had a concrete plinth so the caravan was at least level. Unfortunately this also meant that we were unable to adequately secure the awning with pegs. The facilities were in the main, kept quite clean but as stated in other reviews, only 3 showers could lead to queues at busy times. One of the worst points of the toilet block was the movement activated lights at night which led to being in a cubicle in pitch black when all of the lights went off! The facilities include a well appointed laundry room with several washers and driers, both at reasonable cost. There was also a pot wash room but we never managed to get anything other than warm water here. The site is well situated for exploring the North Lincolnshire area with Hunstanton town just 1/2 mile away, and Sandringham and Kings Lynn just a short drive. The Tesco store next to the campsite is a short walk away and was open long hours. We were disappointed again that there was only an outdoor pool which was closed, the nearest pool being a two mile drive away at Heacham. Overall, we enjoyed our stay at this site and would certainly go back in the future.
