Just got back from a 3 night stay here & what a pleasure it has been. Yes the animals are a little noisy but all ads to the experience as far as I'm concerned. The owners are helpful and always about should you need then but at the same time leave you alone to enjoy your time. Clean facilities, hot shower, all in all a great little site, will be visiting again! Only point to mention would be to maybe make the site name/ccc sign more visible from the road.

This was our first visit to this lovely campsite and we will definitely be returning. The owners are very friendly (even coming round offering us freshly picked cherries) and take a very hands on attitude to the running of the site without it feeling intrusive.
The main field has 5 pitches with hook-up and there is further space for at least one additional pitch. While we were there, they were also using the adjacent field to accommodate extra tents but I don't know whether this is a permanent addition. The ground is quite hard and stony and we were glad of plastic tent pegs, but the upside is that it is very well draining (it put down at least an inch of rain overnight and the ground was dry by 8:00 the following morning).
The pitches are a decent size. We were able to fit a 4 berth motorhome, a large (8m x 4m) tent and a 5 berth caravan in 2 pitches (having agreed this with the owner in advance as they only had 2 pitches left).
This is not an enormous site and the facilities reflect this. As has been mentioned in previous reviews, there is only one toilet and this is in the same room as the shower. As it was quite busy while we were there this did mean the odd wait and would be my only criticism of the site. There is also a kitchen with sink, fridge (kept clean and switched off unless needed), kettle and washing machine. Along with recycling bins (which the owner checks) and chemical disposal point that pretty much ends the list of facilities. There is no “play area” but while we were there the kids were able to use the adjacent field to play ball games and ride their bikes.
Now, no review of Pheasants Roost would be complete without mentioning the livestock. There is a lot of game and poultry roaming the farm. Some are penned in (mostly geese) but the rest are free to roam. They also have several dogs kept in kennels across the yard from the pitches. Whilst we were eating, the hens were very interested in us and did require the odd 'shoo' away. It never became a problem for us, however, and oddly enough they didn't bother the kids who were eating on the floor but seemed more interested in trying to pinch the food from the grown-ups who were sat in chairs! The birds (including peacocks and guinea fowl as well as the hens) make a reasonable amount of noise during the day, but spend the night asleep and didn't cause us any problems. On the first night we were staying, however, something set the dogs barking in the early hours of the morning which woke some of the members of our party. It probably lasted about 20 minutes and we were all able to get back to sleep again. On speaking to the owner the next day she said she thought it may have been overnight work on the nearby railway line that set them off. Personally, none of our party would see this as a reason to criticise the site.
I should also mention that obviously there was a reasonable quantity of bird droppings around but not too much on the area where the pitches are located and not enough for it to cause any kind of problem for us.
For a non-caravan club member, it is currently £18 per night with hook-up. Extra people (above the included two) and cars are charged at £2 each per night. This isn’t cheap but we were happy paying it.
The reason we were staying at Pheasants Roost was its proximity to Rutland Water. For that purpose it is ideal. The Rutland Water Cycle Path (I may not have used the correct name for it) runs past the site and the turning to the reservoir is about 1km from the site. From there it is about 800m along a single track road down to the path that runs along the shore. It's worth pointing out that a very small section of the cycle path actually runs on the main road (about 200m) between the site and the turning down to the reservoir.
In summary, if you are looking to spend a weekend or a short break on a small, farm-based, friendly, well looked after site then this is ideal for you. (Personally, I don’t think we would spend a whole week here as we might want a few more facilities. )

Great campsite with friendly people. Lovely Spot though I thought the nearby animals would keep me awake but they were not too noisy. There were fun activities like feeding the lambs in spring and playing with the 7 (friendly) dogs. Both owners were friendly. Only one toilet and shower (in the same room) but never had to wait for it. It was close to a pub and a cycle hire place. Worth every penny and loved every minute. Allows BBQ and even supplied us with some bricks for it.
Would love to go back!

Just had a lovely bank holiday at this site. It is a friendly site, where the hard working owners are there if you need them, and unobtrusive if you don't. It is a working farm, and animals are around, which is lovely! They make the usual noises associated with animals, but again, part of the charm. There is a shower, toilet and washing up facilities, which are a bonus on a small site such as this. The farm gate is on the Rutland Water cycleway, and there is a lovely pub in Manton, an easy walk or cycle ride. There is a shop on site selling good quality meat. I would certainly return to this site.

We have just returned from a long weekend at pheasants Roost and we loved every minute! Jane (the owner)was so friendly and helpful making us feel welcome from the minute we arrived. The pitch was great with lovely views over the fields. We enjoyed being around the farm, the animals are friendly and it was great to see a working farm in action. The facilities were fine, as its a small site there is only one toilet & shower but we never had to wait, it was always clean and the water was always hot. The site even has its own butchers so we were able to stock up the BBQ with local produce. We have booked again for June and look forward to our return. Great site!

We have just returned from pheasants roost today after spending the weekend celebrating my eldest sons birthday there. There were 16 in our group, so I booked 4 tent pitches.
The owners of pheasant roost could not have been more friendly and helpful!
First we had the entire tent pitching space for our party, this space was clean and had just been mowed, we had a great evening and the owner made each one of our guests welcome with polite conversation and even gave the children carrots to feed the sheep. we even tried the farms fresh meats in the form of amazing beef burgers which were delicious ( highly recommend beef, red wine, and onion) even more one of my guests had problems with there gas barby, janes husband was so helpful even supplying them with gas!
Also our car would not start and again they helped us with some jump leads! They were also relaxed with what time we arrived and left
having read the previous reviews on the noise etc, when you enter pheasants roost you have to remember its a busy working farm and as with all farms there are animals!
As for toilet and shower facilities you should be grateful as this site is the only site on Rutland water with these facilities.
Thank you again pheasants roost for a fantastic weekend, and we will definitely be back for another visit

Our first impressions were favourable, an even grass pitch, overlooking a field of cows and the following day sheep were also moved into the field.
There were a number of Guinea Fowl (I did not count them but I think 6-8) wandering across the site as well as two chickens and a peacock. There were, I think 8 dogs belonging to the owners locked up in a kennel about 100 yards from the site.
We stayed for 3 nights, which we paid for in advance because the site is ideally placed right next to the Rutland Water cycle route.
However after the first night, we began to discover problems with the site. We were woken the first night by dogs barking about 2. 30am and this went on for about half hour. We were concerned in case the roaming bird life messed our groundsheet we laid under our awning so we were watching them constantly.
The bird life was noisy, especially early in the morning. The shower and toilet were in the same room and this could pose a problem for campers.
The disposal point did not have a means of flushing the cassette out.
We thought £18 per night was a little steep considering the facilities were sparse and needed updating, the site was too small and noisy from the animals and bird life and from being too near a busy road.
When we questioned the rate, the owner tried to justify it by saying that this was because of the VAT that was included in the charge! We had to check whether this was normal as VAT has never been mentioned to us before at a camping site.
We will not be using this site again.

An excellent site, very handy for Rutland Water, Barnsdale Gardens and Stamford. The site is out in the country and surrounded by fields. A dawn chorus from the cockerel which roosts nearby and guinea fowl. The combined WC's and shower room is okay, though is the only one serving the site which is fine if not busy. There is a farm butchers shop which seems to be good value.
Easy access, good value for money.

They had double booked out space and as it was a small site they couldn't find us a space so had to camp on their front lawn, this made it very private, we weren't the only ones on the lawn someone else turned up the next day.
Only one toilet and shower in the same room so if you need the loo and someone's in the shower you have to cross your legs!
Next to a main road but wants noisy at night, very near to the bike hire which is what we wanted.
Peacocks everywhere, dogs are following the farmer about but rarely come near you or bother you.

This is the first time we have been camping since having our baby boy. We wanted somewhere close to home in case he hated it. We originally booked in for 1 night stop but ended up stopping another night because we got on so well.
We rang in advance to book a pitch and was told just to turn up, she didn't even take a name, so we were a bit wary. Arrived and pitched up. The ground is rock hard, so take a mallet. The campsite separated into 2 fields, both of which are quite small. There was even motorhomes on the front garden! The site cost £12 of a tent and 2 people, she did charge an extra £2 per night for the baby.
It is a very basic site, with only one shower and toilet, both unfortunately in the same room. But we never had to queue. The shower is free and very powerful. There is a mini kitchen area with a proper sink, washing up liquid was even provided and a kettle, which was very handy for sterilising the babies bottles.
The site is on a farm and therefore noise is to be expected. The first night we didn't even notice it. The second night we were waken up quite early by chorus of chickens, peacocks and guinea fowl.
We had a lovely weekend. We did a few walks around Rutland water. We also spent a few hours at Foxton Locks.
