 We selected this site for its facilities and proximity to Lyndon nature reserve.

This level, grassed site is very picturesque with fruit trees and shrubs dotted around and with free roaming peacocks, quail and hens, all of which seemed used to seeing dogs.

There is a pretty little toilet block with 3 toilets (two dedicated and the third in the shower cubicle), a wash hand basin and a deep sink for washing up.

There was very nice hand washing liquid always available at the basin and washing up liquid at the sink, which were nice touches.

However we were baffled by the total lack of toilet paper or toilet brushes - bearing in mind that this site cost us £37 per night (includes a £2/night charge for the dog) - and the chemical disposal appeared to have no flush or tap - just a black bucket for you to bring water from the adjacent toilet block.

There is no dog walk on site, but the shared cycle path/footpath over the road is long and wide with good grass verges. However, I could not find anywhere in near walking distance to let the dog off the lead so this needs to be borne in mind if you have a dog which needs exercise.

The road is very busy during the day and some vehicles go very fast. This was not an issue for us, but would be for anyone sensitive to road noise.

This site is a CS site with a max of 5 units, however there were 9 units allowed on one night which again was disappointing, given that we paid a lot for what should have been a quiet, lightly populated space.

The current owner has just sold the site so it is possible that the slight negatives may be addressed by the new owners.

It is already very pretty and has the potential to be really nice.

 Bit of a faff when we arrived having pre booked we were told that our pitches had been let to some people who had extended their stay.

Arrangements were made to accommodate us in a paddock and run electricity cables across to us.

The site is well placed for Rutland Water and the cycle route around the lake.

Pubs are a bit of walk away, but lovely scenery.

 The location for cycling is excellent for all ages including children.

The campsite is level and having cattle chickens geese peacocks for us made our holiday.

 This is a cracking little site conveniently located for cycling and walking Rutland water with a pub and a bus stop nearby

If you are a townie or looking for caravan club standard facilities then this may not be the site for you.

However if you like back to nature, decent facilities and a lovely location then I can highly recommend this site. The pitches are in a neatly kept plot with a few trees and neat flowerbeds around the facilities block.

While we were there Tinkerbell the cat paid us a visit and brought us a little ‘present’. Jane the owner is a bit of a straight-talking character, what a refreshing change!

She was happy to show anyone interested the pups that had just been born and while we were there she also showed us piglets being born🙄. There are also chickens, guinea fowl and peacocks wandering around.

As previous reviews have mentioned there is a bit of road noise though we didn’t here the dogs or birds much.

We enjoyed our stay and will be back. Thanks Jane!

 When booking in told if we are earlier than 2pm then we must pay £1 an hour (already expensive and later book in than most sites). Nobody about on arrival, didn't see anyone until second night when came for the money, no welcome, only moaning about having to work.

Toilet facilities not worth the extra money, no heating. Soap dispenser empty on arrival and leaving, not sure whether toilets cleaned or not. Little sleep as peacocks calling all through the night as well as dogs barking (not ours).

When asked about the dog walk the owner pointed to across the road to a cycle track, alongside a busy road. Wont be going there again!

 No welcoming owner, only saw her on the evening when she came to collect money, never saw her again. A bit of a shock when charging £25 a night, when CC mag priced between £16 to £20 per night.

The pitch was ok as in previous reviews only 1 shower with toilet, but now have another 2 toilets washing up sink. Toilets were not cleaned while we were there. No dryer to dry your hands and no mirror if the men want to shave. I didn't see a washing machine or microwave but didn't look for one.

Lots of different game birds which was nice to see, they leave a bit of a mess under your feet so you have to be careful where you walk. The cockerel at 5 am woke us but we managed to get back to sleep.

Close to Rutland water good cycle route for good cyclists, I found it hard going as its very hilly.

I did enjoy my stay while we were there, just upset with the high price its not worth it. We wont be going back.

 Stayed here for a couple of nights. Very friendly. Lots of birdlife (pheasants, guinea fowl, geese, chickens).

On the day we left, very kindly, the owner helped us jump start our car as we'd killed the battery.

Thank you. Beautiful walks and views in the area. Thoroughly recommend it.

 What a gem of a camp site a real jewel in the crown of Rutland Water area. The site is just out of the village with a great little pub serving real ales and great food.

The site it self was well run by a friendly couple, and the entertainment was well received by way of the Peacocks and pea hens, the guinea foul, ducks, chickens and the cockerels wander the the grounds, it was fabulous. There was a shower and toilet, and washing machine available for the use of the residents and you could purchase fresh eggs and meat products that were all produced by the farm itself.

We had a wonderful 3 nights 4 days at the site and we will most certainly visit again in the future.

 Well situated just out of the village, a neat and tidy 5 pitch site on a working farm with lots of fowl wandering around plus some behind netting. As other reviews state some mess from those wandering about.

Not impressed with the facilities, one washroom complete with toilet and shower behind a door that was difficult to open or shut due to it jamming against the roof and floor!

The owner said on arrival that she had no idea how clean or dirty the facilities were as she had not had time to look, this was at 1pm. Someone else staying there told me that she was told that they were not going to bother cleaning them until the following day anyway. Which turned out to be true!

The cost per night at £18. 00 is excessive given the facilities and the attitude.

It is however convenient for the village pub which has a good reputation for food and the site is just over a mile from the Osprey centre, which is well worth a visit.

We will not be visiting again as the location benefits are well outweighed by the negatives and the cost, we know of far better for £12 £13 per night.

 Just back from our 2nd visit to Pheasants Roost and it wont be our last.

This is a working small holding so expect some animal noise but that all adds to the charming character of the site. Chickens, Guinea Fowl and Peacocks free range an the campsite and adjacent paddock adding to the relaxing atmosphere.

The Rutland Water Cycle trail runs passed the front of the site and the Osprey vantage point is a short walk so its great for cycling and birdwatching.

The owners are very friendly and go out of their way to show visitors how the farm works. Kids and adults love it!

The facilities are clean and tidy and fresh eggs and meat from the farm stock are available to buy.

If you like animals and nature this is a great choice.
