As usual, our party was made up of myself (Dad), my wife, my two lads aged 10 and 7 and our dog, a Dalmatian x Collie.
Directions to the site are bang on as per the Caravan Club directions and should be followed as there are nearby lanes that I would stay well clear of with a van on the back.
As you would expect from the Caravan Club, if there are toilets and showers, of which there are plenty at Broadlands CC, then they were always spotless and were hot and always available.
The showers are under lock and key of which two copies were provided without deposit and although we never asked, we assume that this is to stop the nearby pleasure craft moorings from using club sites facilities.
There is a playground on site and my two lads made ample use of this during the evenings but as usual from the CC, all parents were great in ensuring that no child played out to early or too late.
There is a boules court on site and upon asking for the key, we were informed that children could play with adults and the boules were provided free of charge and was a lovely touch added from the club.
The site is level throughout and although nearly all sites are of gravel hand standing but there is a minor number of grass pitches.
There is a dog walk on site, but it is only a small strip of land behind a hedge row. I have a dog which needs a huge amount of working each day, and so don't use club dog walks for anything else but last thing at night, but this dog walk did its job and was welcomed.
Vodafone network coverage was OK but 3G broadband network coverage was poor with no reception.
There is easy access to riverside walks from Ludham Bridge next to the site and there is a store nearly opposite the site selling most basic foods required but it does close late afternoon daily.
While stopping here, we visited Great Yarmouth and would recommend Toyland as for the kids; it has a good selection of rides at a very good price. Pettit’s Animal adventure Park which we were 50/50 on. Norfolk Broads Museum and Steam launch ride of which we would highly recommend.
During the day and evenings, we had often visits from the hens from the nearby house and they were tame allowing kids to get very close to them.
I have yet to find a Caravan Club site that I would not recommend and Broadlands falls into that. The making of a site is that the site is run day to day without you seeing all the hard work that goes into making your holiday a great stay and Broadlands does just that.
We know we are already going back, but it will have to be in a few years time as our diary is really getting busy already.

We only stopped here for the one night. Toilets and showers were wonderful - as all caravan club sites seem to be (so far). The play area looked good and there was also a boules court/pitch? Most pitches were hardstandings. There is no dog walk on site.
If you are on holiday here there are loads of places to go out to in your car. As we were only here for the one night we went into Great Yarmouth for the afternoon and then when we got back to site we had a walk down to the river - Ludham Bridge about 200 yards left out of the site - hours can be spent there watching the boats going along the river and under the bridge - secretly hoping to see some funnies - which we did see eventually! Lots of fishermen were on the river as well. There is also a boat hire company, a shop, tearooms and a restaurant at Ludham Bridge.
In the evening we turned right out of the site gate and 200 yards that way is the Greyhound Pub - dogs were welcome - they did food - we would call it a bit on the expensive side. Take your torches there are no street lamps on the way home from the pub.
The reception on site were selling HUGE free range eggs - highly recommended.

A lovely flat level site, very clean and tidy with well established hedging between rows, pollard willows along the ditches. The wardens were very helpful and friendly.
There is a Petanque piste, which you need to get the key from the wardens to use, they also have boule set if you don't have your own. Children’s play area looked good and there is a dog walk neither of which we used.
Just a short walk from the site is the river, where you can walk, there is also a boat hire company, though we decided this time to hire from Wroxham. The Ludham bridge stores next to the river is handy if you run out of things but it seems to shut quite early at 5pm and was quite pricey, Throwers village shop at Ludham was much cheaper and better stocked with post office and deli too.
There is so much to do in the area, we particularly liked the electric boat tours that the Broads authority have. This time we went on the RA, a solar boat about 5 miles from the site at Barton Broad, last time we went on the electric eal which is even closer to the site. Also near by and very good for rainy days is the Radar museum just a couple of miles down the road, you need to allow at least 2 hours.
This time we didn’t walk up to the pub just up the road so can’t comment (we last visited in July 2006 and we weren’t impressed that time). There are art and craft shops by the Ludham Bridge store, the art shop also sells painting materials. The Wayfarers Restaurant at Ludham Bridge has changed hands and seems to be open more, though we didn’t try it.
The toilet block seems a little small for the size of the site and the ladies toilet cubicles are tight! The road running past the site can be a little noisy at times. The site is now mainly hard standings with just a few grass pitches.

Flat site with large mainly hard standing pitches. Modern clean toilet/shower block, children's play area, dog walk.
Nearby pub, usual pub meals, Wayfarers Restaurant at Ludham Bridge 5 mins walk excellent meals and service. Shop at Ludham Bridge, Day Boat Hire available.
Bus stop at site entrance hourly service to Stalham / Norwich (£5.50 Rtn) good walking in area along River Ant etc. Easy cycling to riverside villages of Horning Potter Higham etc. Wroxham about 5 miles is nearest large riverside village, major boating centre, supermarket, shops etc, very busy in season.
Excellent site in pleasant surroundings, particularly if you like boats!

Lovely site, well spaced pitches divided into medium sized areas.
Good clean facilities. There is a dog walking area too, though this wasn't very clean and rather smelly.
The site is ideally situated for exploring the Broads and very quiet too.
Friendly wardens and I think buses pass the site if you want to leave the car or motorhome.

An excellent site if you like it quiet, as we do. Spacious - very large pitches, sections divided by rows of bushes in which moorhens and coots were rearing their young when we were there. Usual Club-standard facilities, and easy access roads. Shop, pub and restaurant all in easy walking distance. Helpful wardens, and everyone on site friendly; extremely peaceful during our stay despite the site being full. Well placed for exploring the area, but unless you like walking or cycling you may find it hard to fill many days. We love walking and spent a very full and happy week. Take insect repellent, though, if you're going to be around the water - and it's hard not to be in this area! We would highly recommend this site except for those who like their entertainment laid on.

Broadlands is a typical CC site with mainly large hardstandings, well spaced, some grass pitches, a clean and heated shower block. In addition there is a small, enclosed children's playground. The permanent wardens are very friendly and helpful. The site is very clean and quiet but by no means picturesque.
We found the site to be an excellent base for days out - we visited the gardens at Fairhaven Trust and East Ruston Old Vicarage from here, both must-sees if gardens are your thing, and we also like easy 2-3 hour walks which abound in this area. The National Trust estates at Felbrigg and Blickling are within easy reach; both have magnificent houses, gardens and grounds with country walks.
However the site is not a self contained holiday destination - the wardens admitted that some visitors find it 'boring', when we expressed surpise at how quiet it was the weekend after Easter. As we don't spend our days on sites this is not an issue for us. Within walking distance of the site are a pub (no real ale), a shop and restaurant (OK and does breakfast!), and a boatyard where boats can be hired - and that's it except for Thursday tea-time when the mobile fish and chip shop calls!
If you like a quiet site to return to each night after you have explored the area around, then Broadlands is a good choice - we will return there.

July 2005 Just got back from 2 weeks at this site, it was our first time on a Caravan Club members only site and we were very impressed. The site itself was well ordered and the toilets were clean with more than enough hot water any time of the day or night, although showing thier age a little.The majority of pitches are hard standing but still with a few on the grass, all a very good size, with plenty of green areas in between.
The childrens playground was a little dissapointing for our two, aged 11 and 3, as there was only a couple of climbing frames, no swings or roundabouts (no doubt down to health and safety !), for the oldies though there was a well maintained boules pitch.
The site is mid way between Wroxham and Potter Heigham, and is easy to get to. There are lots of local pubs in the area, the best one by far was the Blue Boar at Sprowston, on the Wroxham road out of Norwich, about a 15 min drive away, the meals were huge and the prices very reasonable. We tried the childrens beer garden at the Kings Arms but found that there was dog mess on the grass and the extractor fan from the chip shop went straight out into the garden, not nice.
There are lots of activities nearby including boat hire, well worth it for a day, you even get a discount at the local boat yard, at Ludham bridge.
Our lasting memory of the site will be the way people on the site respected each other, there was very little noise during the day and come 10 oclock there was none at all, we felt very safe and secure on the site and would recommend it to anyone visiting the area. June 2002 Nice quiet site with very clean ammenities. Well organised and plenty of hard and soft pitches with more than enough space. Everyone seemed to have a hook-up. Store only 3 minutes walk away but take a bike if you can - it's great cycling country. Potter Higham, Ludham and river all within a very short distance. Special welcome from your hosts if you've got an R/V. Pity it's only CC members - but they are busy even in June. Had a great two days there. The meals served in the Kings Arms at Ludham are something to write home about and very reasonable - but you should book - they're full every night!
