A friendly welcome greeted us when we arrived at the site, ample of room and friendly owners. We could choose anywhere we wanted to go and nice views.
The grounds had improved since we last visited, nicely cut grass and hedgerows that makes all the difference, with a helpful groundskeeper who answered all of our questions.
Plenty of hot water as we like our showers, and very convenient location for exploring both the seaside and exmoor.
Nice and quiet at night with excellent facilities, no problems with our hookup or TV connection, and comfortable space for our awning.
This is a relaxed site, nice to see poultry wandering around and would highly recommend, will visit again soon!

We live not far from Twelve Oaks and we are regular visitors. Your first impressions of the site are that everything is well maintained and looked after. There is lots of greenery which is lovely. There is a small shop selling the basics. And lollies! The toilets and showers are clean, and hot. The pitches vary from level (in the terraces), to sloping (overflow tent field). We have never stayed on the caravan field, but this looks only gently sloping. The site is usually quite quiet, so the kids can run around on the grass. The swimming pool is lovely. It is usually warm (though it can be a bit breezy). There are no changing rooms next to the pool. The fishing is very good, my father's caught many a biggie and my 8yr old even caught a specimen common eel! The staff are very good and often will try to accommodate you. We borrowed an elec cable for free as ours wasn't long enough! Well worth a visit, plus there's a great camping shop along the same road!

We prefer basic, cheap campsites normally, however this one is slightly more than we pay and has lots of facilities!
When we arrived, we went into reception, they told us to go to the end field through the 2nd gate. We found it and pitched up.
**Use the showers in the portacabins not the main block and use the toilets and sinks in the main block not the portacabins!**
Very clean. Swimming Pool beautiful and warm even when it's raining!
Owners very friendly. I picked up some wi-fi.
Get a key fob, as gate closes at 9 each night, and you need a card to get in.
Go to Bovey Tracey's pub-Carvey 3. 75 Monday-Saturday, 7. 00 Sunday! Bargain and very nice!
Torquay and Plymouth both nice, and easy drive away.
**If going to Plymouth and have a sat nav, put via Princetown and do shortest route not fastest route. Takes you by some 'lonely and peacful' cafe and shops after Princetown. Beautiful Scenery!**
There are recycling bins near the main field, but also round the back of the portacabins where most people don't go, there is a huge cardboard bin. Use this.
4 Dirty Water Taps, 2 Drinking Water Taps.
3 Washing Machines-Bring a £2 coin-1 dryer. Tourist Information Stand and around 5 sinks for washing up. Hot water very slow.
When having a shower, use the mop in the toilet.
****Go to the plant sale nearby. (Go to campsite exit turn right and the house is on your left, ) very good value. ****
Plant world is a nice place too, ideal for attraction on way back.
BRILLIANT! COME HERE!

Owners friendly, let us choose pitch which was good because first hardstanding pitch - no way could we put up our awning - so moved to grass pitch with ehu, no rush to pay. We phoned up on the day and turned up that afternoon. Nice site with warm shower block. Close to Stover park - for nice walks. Close to Newton Abbott - big Asda for shopping.Also went to Trego mills on the way home.
Overall a nice relaxed stay.
Very good value for money.

This was a very pretty campsite. The photo's on the website give a very true picture of what it is like.
The toilets and showers are extremely clean and tidy, however, you may wish to take your own loo roll with you, as they have often run out!
The site is on a slight slope. However, we arrived at 4pm and still managed to find somewhere flat to pitch, so it's not too bad.
The site shop has limited supplies - home laid eggs (sold by dozen) and meat as well as milk, fizzy drinks, water, ice creams and sweets. For any groceries other than that you'll need a supermarket, but as there is an asda and a sainsburys locally, its not a problem.
One note, try to steer clear of the man who runs the site. He is very grumpy and if you say something he doesn't like, he'll let you know. We even saw him turn someone away because he didn't like where they had pitched their caravan. Having said this, his wife is very nice. She's friendly and helpful and makes up for his rudeness.
There are cows and chickens surrounding the farm and our two year old really enjoyed feeding the hens every day.
We would definitely stay here again, especially as the prices are so reasonable.
Regarding local attractions, if you decide to visit greenways, agatha christies holiday home, make sure you book a car parking space at least three days in advance. Other than that, you'll have to arrive by bus or boat. We chose to catch the little boat from Dittisham, where you have to ring the bell by the pub to summon the boat. The car park is £1 for 4 hours and the boat is £3.20 return. If you arrive by boat, you then get £2 off admission price too. We loved this way of arriving - it made the day fun for our two year old daughter and also added to the quaint experience.

First up, this is a site that I would use again.
It is quiet and off the main roads. It is well kept with decent toilets, laundry room and pleasant owners. Up on the hill the views are excellent. The hard standing blocks down the bottom are tight in width but there is grass between the pitches too which gives room to sit outside your awning.
Access to Newton Abbot is easy as is the ability to travel along the coast from Sidmouth to Plymouth and out onto Dartmoor. 9 out of 10 for all this.
The downside is, while we were there the disabled toilet lock was faulty and if you are inside when the lock jams, as it did on my wife, it can be traumatic not getting anyone to hear you to get help.
Then we come to the showers, there was one in each male and female portable cabin that allowed you to take a proper shower, the rest gave a very short burst of water timed at 5 seconds approximately.
Fortunately there were no queues during our stay so problems were avoided. Only 2 out of 10 for these facilities. Even if the showers had normal taps and an extra charge of 50p per pitch per night was charged, the site would be good value still.
Don`t let the showers put you off, I am sure the owners will sort them in time and the ones in the portable cabins are new. The site is generally first class.

Just bought our first 'van and were keen to try it out. Arrived at the site about 16:30 and the man on the desk was very helpful, even lent us a coax lead to connect up to their TV hook up point. Site is very clean and shower block (also spotless) has heating on all through what was a very cold night. Site is about a mile off the A38 and would be an ideal place to spend a holiday or as a stop off on your way to Cornwall and South West. We will return and will be trying their fishing lakes in the warmer weather. Excellent Site.

I've been to this site a couple of times now and really like it.
Its quite a small site but there are definitely more than 25 caravan spaces. Facilities are good, nice modern washup / laundry room. Loo's are a little outdated but are kept clean.
The showers are good and are enclosed behind a glass door, they also have a chair and a shelf to put your clothes etc on.
The pool is quite small but lovely and warm. The pitches are ok, I stayed at the top the first time I went in may and the views are lovely. I pitched on a hardstand the next time I stayed but didn't really like it as it was under tree's.
The shop is small but sold the basics and some sweets & icecreams for the kids.
Staff are friendly, especially Claire who is really helpful.

After 27 years of camping with a tent it was time to *Upgrade to a caravan* for more comfort etc. We bought one on August 1st 2009. Decided that the 1st trip out had to be close to home so we chose here.
As you arrive at the campsite it has a very generous entrance (wide v-shaped), security barrier (in the up position during the daytime).
Chicken run and out of sight is the heated swimming pool to your left and camping areas to your right.
One area directly in front of the reception is slightly sloping which is good when it rains, no sitting water puddles.
EHU plus TV aerials points also. Good TV reception.
No Wi-Fi but owner said it might be installed next year (2010)
The campsite has a nice *feel* about it.
Owners are very friendly and so helpful.
Small shop where you can get some goodies, but plenty of supermarkets close by.
Co-op situated on the road to Newton Abbott.Then head towards Trago Mills
Tesco. Newton Abbott near the (horse)racing track.
Sainsbury.Penn Inn roundabout on the Torquay/Paignton road.
The (free) shower/toilet blocks (2) and disabled facilities were warm and always clean.
Plenty of hot water for washing up in a room next to reception. Washing machines and tumble dryer too.
100% safe for kiddies to ride their bikes and play etc.
No noise after 10pm, we slept really well here.
No busy road outside which you often get.
Would we come back again.?
Yes, in fact we are booked to visit again in September for a week.

We stayed at this site for 5 nights this year. It was a nice clean site, quiet. The owners are friendly and very helpful and there is a small shop selling the basics including eggs from their own chickens. They also freeze your blocks for your cool box in return for a donation to charity.
The pool was a bit small, we got out when two large families got in as there was no room to actually swim. But it was a nice place to cool off (we got the summer, all three days of it) and there is a nice grassy area to the side with picnic benches.
We pitched on the terraces where it would have been a bit cramped if the site had been full. The pitch was flat and well drained, we arrived the week after torrential rain. There is a field without electric hook-up where you would have more room. This site does not have marked out pitches, but this field is not as flat.
The toilet/shower blocks are clean but a bit tired and flood if you don't shut the shower door properly. The showers were incredibly hot almost to scalding point and occasionally switch from hot to cold and back again very quickly. The main block has showers that are big enough to step away from the water but the portakabin ones are a bit tight. The washing up and laundry facilities are together in the same block, there were four or five sinks with drainers and bowls supplied and free hot water. Unfortunately the laundry consisted of two domestic washing machines and one tumble dryer. The sign says an economy wash will cost £2 and the dryer is £1 for twenty minutes - I had to use £3 for the wash to get it spun properly and yes I had set it to the max. Spin. Also £4 to dry things properly - I chose the wet day to do the washing. So this was a bit expensive.
All in all though I would use this site again as it made a good base from which to visit various attractions and was close to Newton Abbot, Tesco and 'Take-away Alley' were just ten minutes away.
