 We only live about 15 miles, but needed to get away to sort the motorhome out for the summer. Its ok but nothing to write home about.

Firstly there seems to be no staff on site, we had to phone up to say we were on site, when we first got to site there was no electricity as it was being worked.

The toilets and showers were not the best we have been to, but they were clean, but if the site is busy it would probably be another story.

On reflections I doubt we would return, on the plus side it only a short walk to Barlelylands shopping village.

 All facilities clean and tidy

Only had one issue which was with electric not working but after about an hour and half it was fixed and working absolutely fine.

 Great site, clean toilet /shower facilities.

Dog friendly-lots of dog waste bins.

Good TV reception WIFI available.

Close to animal park(2minutes walk).

TIPTREE restaurant close by.

Lovely place to stay. You could be anywhere -we live local but feel safe (gated at night)

 Whilst this is a large campsite, it feels quite cramped as the pitches are situated quite close together.

There’s shower and toilet facilities that come with a lovely smell of sewage.

Unable to find any drain for grey water disposal, and there’s only one Elsan disposal point which is just a manhole with a cover, no hose or raised receptacle like you might find at other reputable club sites.

Terms and conditions contradict the website and FAQs on permitted departure time; the website and FAQs state 12pm, whilst the T&Cs state 11am.

The site is not secure, being publicly accessible during the day, and part of a tractor farm tour(!) There are gates protecting the entire Barleylands site at night with code given for access.

 The good: large open playing fields, hot showers, fairly spacious pitches, 3kwh hookup, cctv.

The bad: long trek over field for waste, occasional waft of sewage smell, noisy building works at 7am, dust from gravel road covers everything and the builders just don't care about the campers. Poor TV signal. Wash room facilities need better cleaning and need modernisation.

The ugly: No dedicated grey water disposal at all. No proper Elsan point - just a hole in the floor with open sewage. Hence poor hygiene due to splashback, no flush to it no hose to wash down, no sanitiser. Also it kept blocking, reported 3 times - was not fixed.

 We stayed here for 4 nights we would not stay here again.

We found it to be very noisy during the evening with motor. There bikes roaring around the site lots of traffic moving a round from about 6am.

 Website painted an ideal location but we felt thoroughly let down. When we arrived.

Positives -

Electric hookup ✔️

Drinking water available - ✔️

Toilets and showers - ✔️

Hot water in the showers - 〰️

Toilet cleanliness - 〰️

Dish washing facilities - ✖️ (None)

Pitch sizes - ✔️✔️✔️✔️✔️

Negatives -

1) Vent from toilets sat adjacent to the toilet block so you got a noseful of raw sewage 🤮 every time you go to or from the loos.

2) Additional shower block was available but I found them to be smelly, flooded and lacking in hot water - the 1 unit in the small toilet block had lovely hot water but it just seemed substandard relating to quality and hygiene.

3) There are no dishwashing facilities - make sure you’ve got all the required accoutrements for that!

4) The site is massive and seems to be one of many businesses run at this site - jack of all trades, master of not many springs to mind.

It was a ‘nice and relaxing’ time here because the weather was dry and it was generally warm.

Would I go back? No - see negative comments. Cleanliness and shower/bathroom facilities are the main reason for this.

 Lovely campsite with very clean facilities, plenty of toilets and showers so your not left waiting to use them.

Only thing I found was that if you have young children the road that runs though the campsite to the equestrian centre can be a bit busy with cars coming and going and some cars do go quite fast down there too.

Given a 8 for child friendliness due to the road but over all the campsite was great and we will stay again.

 Very peaceful and enjoyable day and evening. It was super easy to book and the service was helpful with advice.

Plenty of space available and nearby amenities.

Would definitely recommend.

 Liked the location as close to the farm and loads of horses around, kids loved the river and the little lake, kids were using nets to fish !

They let us stay for the whole of our last day which was amazing. Booked on the phone didn't see anyone. Had a fire pit and was allowed.

Only bad points were the toilets and showers need a redo but was useable. Had a lovely time overall
