A nice site in a nice location. We are here at the beginning of July for 2 weeks and love it. Despite some initial problems getting good tv reception, moving the caravan slightly resolved the issue. Pitch sizes are not the biggest we have seen but are quite adequate, not sure if we would feel the same if the site was full.
The toilets and showers are clean but in need of sprucing up. While they are cleaned every day by the owners, there are plenty of cobwebs etc, I know this will sound petty but the taps are really annoying as you have to push them to get water and it stops the moment you let go, so only able to wash one hand at a time. The hand drier in the gents is too high, if you hold your hands up to it any water left on your hands starts to run up your arms towards your elbows!
The location is great, plenty of lovely walks and places to eat close by. Turning right out of the site takes some concentration due to the bend in the road to the left. The owners are very nice and make you feel welcome on arrival.
All in all a very nice site, one which we would return to.

Arrived without booking and was met by the owner, very helpful and friendly lady, we were interrupted by a fellow camper who was leaving to thank the owner for a fantastic stay, we paid for 3 nights and was told we could go anywhere as it was quiet that week. It was hard to find a level pitch even with chocks so would say its more for caravans as they can adjust them. We settled on a slight slope with a tree for shade as it was during the hottest 2 weeks for many years. I was disappointed with the toilets as they looked like a grubby road side toilet block hidden in the trees. After a look at the dish washing sink we drove up the road about 2 miles and found another site, we packed up the following morning and didn't bother to get a refund on the 2 owed nights. Lovely people but the toilets and sloping site was not for us. Its a cheap site at £15 pn including electric but the toilets made me feel grubby.

Management response: We're disappointed you didn't enjoy your stay with us; we genuinely want people to have a nice time. We find it even more disappointing when perceived grievances are aired on forums like this whilst not being communicated at the time to us in person as we cannot rectify something if we are not told that there is a problem.
We're surprised you couldn't find a pitch level enough for you as you were lucky enough to have most of the site to choose from and a large number of motorhomes stay with us each season with no problem. Our shower and toilet blocks are old-fashioned but we are very conscientious when it comes to keeping them clean.
To all our existing & future customers; we hope you have wonderful holidays with us but if something is amiss please talk to us (we are always happy to help) and we will do our very best to put it right for you. |

Just had a very enjoyable week at this site, prior to going we enquired what the ground was like due to the fact it had rained for weeks before, we were told it was soft but not muddy.
When we got there we were surprised to find the field in absolutely excellent condition nice and firm and well looked after.
The facilities were always clean and the grass got cut twice in the week we were there. It was nice on a night to watch the bats fly about and listen to the owls,
All in all a very nice and well run site.

This is our third year of camping at Franchis & we come back each year as it is a lovely site. We have been at the end of school holidays with our nephews 6 and 13 and many times on our own.
This year we have camped in the top field on both occasions and due to it being out of the main season the site has been lovely and quiet.
The facilities have always been clean and tidy & there are enough showers, I have never had to queue & always had hot water. Pot washing facilities are undercover which is always a bonus and you don't have to walk far to use them.
The way the site is positioned is very good as you are surrounded by trees & the buildings don't stand out. There is no nightclub/bar which is perfect for us, just an amazing amount of stars!
There is a little shop which stocks all the basics and in another room is a large free chest freezer to keep ice packs frozen. In the same room there are coin operated washers and driers and lots of books to borrow. You eventually get used to the owls and buzzard calls the longer you stay.
The owners write the tide times up daily which is always helpful.
Lots of lovely little places to visit, Cadgwith, mullion cove, church cove on the lizard, Coverack and Gunwallow. Kynance Cove is definitely worth a visit & the best place to see a sunset from the top sitting overlooking the cove. The coastline is one of greatest to walk and we have done it many times. Church cove to Kynance Cove is lovely.
The site is off the main road into the lizard but you never notice this due to all the trees, we have camped in the first field and this did not bother us one bit. There is ample room for tents on the pitches and on one occasion we had a 10 man tent with no problems at all. There is also enough room so you don't feel like your on top of each other. The owners have always been friendly and helpful.
We will definitely return next year.

Looks like this is the first review in 2011 so this is more of an update because plenty has already been said.
Location on the Lizard is excellent. Are you National Trust members? If so, you park free at Kynance and Church Coves which saved us over the course of a week. You are also well placed for St Michaels Mount and other NT locally.
The people running the site know the area (that's not always been the case on other sites). One recommendation was a visit to Cadgwith which is a genuine surviving fishing village with a pub that does good food (but book a table in the evening and take a torch for the walk back to the car park).
Porthleven is good for a bit of crabbing (the kids put up with me doing it) and the cafe has been mentioned in another review.
Helston has a couple of bakers in the centre plus the usual Tesco and Sainsbury on the outskirts.
Also on the outskirts is Flambards which is a small theme park but also with recreated Victorian streets and a blitz recreation. You can get a discount on the tickets through Franchis. It is still an outlay but we went on some rides multiple times (six being the tops) and the kids got a lot of fun.
There is a stream through the site (I think it's the one that comes out on Poldhu beach) and the owners have no problem with kids playing in it. If you explore it there is a modest waterfall and a dam. The sides are steep and the rocks large so we supervised our kids but older kids and teens should be OK.
I liked the shop (and that's almost a first for me). There were some quite cheap ice lollies which kept the kids quiet.
The only reason I'm not giving ten out of ten is because the toilets are a bit dated and tired. Several reviews have said a mop would be useful and I agree.
Two nights the owners ran a burger van on site. They are still learning on this because food ran out so I can't vouch for the quality.
Otherwise there is a chippy in Mullion. Only let down on the local knowledge: we were told it was open to 8:30 but it seems to have new owners and shuts at 8:00. But the quality was good on the night we did get food there.
We've said before that we will go back to a site and never have but I think we will use Franchis again.

On first impressions when arriving we were unsure about this site as we hadn't realised just how close it was to the road. After being shown where our pitches were and setting our tents up, we sa down and realised that the road really wasn't a problem. The site is very pretty with Cornish hedges and plenty of trees and the grass is kept trimmed.
The shop is a real bonus and is very well stocked at very good prices.
The shower blocks are basic but absolutely fine. Even though the site was busy we never had to queue.
People kept to the rules of all quiet by 10pm and apart from the odd owl screech and nearby dogs barking (not from the campsite) it was quite peaceful.
There is no playground for children but ours did not miss it. The site is perfect for playing and the kids used their imagination more.
A lovely site - we would go again!

What an amazing little hideaway, we have been returning back to this site since 1996! as one of our regular annual whitsun trips. Fantastic grounds with plenty of room to stretch out.
Admittedly there is no bar or entertainment but what more than a bbq and a box of beer do you need?
Only small negative is the toilet / shower block in the wooded area is always full of bugs and that freaks the kids out a bit, but hey ho! they are in the woods. There are two blocks on this site and the other ones are always superb
This year we returning in the summer for a change and imagine it will be a lot busier.

This our second visit as a large family group of 4 tents where it is nice to have them all together but with the pitches being so big you still have plenty of room. We stayed in the back field which is tents only and has only 2 rows of tents so the middle is completely free for all the children to play games in we had a age range from 4 years to 16 years and they all played together even the children from all the other tents started playing.
The shop has a variety of things especially for children with their pocket money and the hot baguettes are brillant and if you want a large amount they will just cook them off for you and then they are ready for when you come back and very reasonable priced.
Yes you do have to pay for the showers and there are not a great many of them but we never had a problem when we came back from the beach.
This is also reflected in the price of the pitch as other site are more expensive.
The site is also kepted very clean and tidy.
It now has wi fi which is handy for those that need to check on their business allthough this does cost extra.
We find this site very central for visiting cornwall with plenty of place to eat especially for the cream teas etc.
The coves around this area are brilliant for all ages with some having little pools for the young children to still have the feeling of being in the sea. Watch out as the car parking can be expensive you really have to spend the day there to make it worth while.We look forward to returning again soon.When the weather is good it is a lovely site to camp on and very friendly and welcoming.

Upon arriving we checked in at the reception desk by an older lady, I forget her name, she informed us of where our pitch was and off we went. We did find out pitch pretty easily (number 70) however the small sign with the number on was hidden by the overgrown grasses / shrubs so it did take us slightly longer to suss the pitch out. Some of the other pitches opposite us had their numbers marked in with white paint on the grass. This I feel is a better idea, alternatively larger boards with numbers on so the shrubs don't overshadow them.
We weren't looking for much by way of entertainment so the fact there is no bar etc on site did not bother us; it does clearly state this on their website so we weren't surprised upon arrival.
The grounds are nice, the positioning of our pitch was ideal for our needs. Although we were nearer to the road and it is a busy road, as it takes you to the Lizard Peninsula we didn't find the noise irritating, etc. However, some may, in which case you may wish to request to be in the back field, if using tents only, however I am unsure if these have electric hook-ups.
The toilet/shower facilities were adequate, I have seen better in other campsites but at the end of the day if you can access a toilet and have a shower in a safe environment what more can you ask for, you are camping after all. But again, due to our stay being a short one this did not bother us as we had little reason to overuse the facilities. NB, showers cost 20p for 4 minutes.
The shop seemed to stock a lot of basic foods/snacks and also some equipment for childs play, etc. I personally didn't buy anything from there so cannot comment on the prices.
Being local we spent the Sunday out exploring; we went down to Kynance cove, too busy during the summer months so instead we sought out a more private beach, with difficult access which never had more than 10 people on during our 4 hour stay. Fab!
We didn't meet the owners, however we did see them out mowing the lawns, we also spoke to them to book our stay and found them both to be very friendly.
We have now booked to go back in September with some friends for another weekend away camping locally.

Just arrived back from our fortnight's holiday in our American RV, Its an ideal location to visit the Lizard peninsular and its many beautiful sandy beaches. The town of Helston is approx 4 miles away with a good size Tesco & Lidl also in the middle of building a large Sainsburys.
The campsite itself was quiet even though its on the main road to the lizard,the pitches are of a generous size ( our Rv is 35ft long and there was enough room to accommodate us) at present there are no hard standingsso I could imagine if it was wet we could of not stayed due to the weight of the RV, I was told by kate (the owner) that she plans to put some hard standings in for next season.
As we went early the two week for the price of one was amazing value. The shower and toilet facilities were adequate but are in need of updating, there are no facilities for children which we thought was odd as the owners have children themselves
The washing machines well what can I say I thought they were expensive at £4.50 a wash & the clothes came out no cleaner than when they went in, the dryer is £2 for half an hour really you needed an hour. There is a shop on site which has many essentials although a bit expensive also it was open about half an hour mornings and the same in the afternoon.
Kate the owner was fantastic and came out to greet us on our arrival and guided us to our pitch I must mention that the pitches are on a slight slope but we didn't find it a big issue. Although I said Kate is very kind I must say her husband could do with a bit more people skills he never came over to ask if everything was ok it wasn't until we were due to leave that he came to ask for payment for two family members whom stayed for week.
The question I ask myself would I stay again well if they have the two for one offer next time we visit Cornwall then yes, as it is very good value for money.
