 The site is in an ideal location for both beaches and two very nice pubs.

The owner is friendly and gave very thorough directions.

Although the site is described as basic, the toilets and shower are a let down. In fairness, the owner had told us beforehand that they were a work in progress.

We had to use the shower which is charged at £1 for 5 minutes. Unfortunately the water in the shower would not drain away and started to overflow into the toilet.

In my opinion the owner is relying on camper van/motorhome owners using their own sanitary facilities rather than those provided on site but this is really the only downside.

(At the time we visited a couple of holiday lets were being completed so it was a bit muddy given the amount of rain recently experienced).

 Perfect for me… close to the village, where I was visiting friends.

Quiet at night. A basic site ( did not use the toilet facilities ) but good water pressure at the fresh water tap and CDP had a tap for rinsing.

Comprehensive email received with booking confirmation, providing clear directions and information on the area. Didn’t meet the owner at the site.

 Peter is a lovely man and very friendly. The campsite is in a great location as far as getting to places including the beaches, we walked to Hive Beach in around 10 mins with 2 children under 3.

There are no views of the sea from the part of the campsite that we stayed on, but we knew that before we booked.

We stayed in a tent and wanted electric, so we were limited to 2 pitches. These were right next to the 'farm' yard. This is no longer a working farm and instead an industrial storage unit for Hive Beach Cafe and had lorries and fork lift trucks moving around from soon after 7am, again something we had been told about when booking, but did not know it was industrial vehicles instead of farm vehicles.

The only toilets for the site are right next to these pitches. 2 mixed toilets, 1 of which had a shower in at £1 for 5 mins. These toilets were not particularly clean and were being used by all the delivery drivers and bin lorry men.

The ground under our pitch was very hard and it was a challenge to get our pegs in. However, we did get a mallet and stone pegs, so again was not a problem.

This site would be perfect for a self contained caravan for sure and they have some lovely looking cottages to hire.

For the price we paid (£20 pernight) this was perfect for our needs and we had a fantastic time.

Highly recommended the Anchor for dinner and Hive Beach Cafe for breakfast, make sure you get there for 9:30 for opening at 10am.

 Good location

Enjoyed the live music on site

Could have done with proper toilet facilities and sink basins rather than just a tap in a field.

Campsite is very loud at night with lots ke groups of young people playing music till 5am - fine if you want to party but too much for us!

 Just got back from a pleasant stay at manor farm, despite what other reviews said we decided to go, as we fancied a couple of days beach fishing.

I wasn’t disappointed, exactly what I expected, a quiet basic campsite, facilities (2 toilets and 1 shower) are basic but perfectly adequate and clean, electric on our pitch, although I didn’t get to meet the owner, he was very nice on the phone, and I spoke to other campers who said he was lovely 👍,

The location is perfect, around 10 mins nice walk to the beach, great dog walking (dogs are allowed on site) and 10 min walk to a choice of 2 great pubs, small shop/post office and a garage in the village.

If you want all singing /dancing and shiny, this is not the site for you!, if you want piece & quiet, in a great village/beach location then give it a try,

My only negative would be, it would of been nice if the grass was kept a little shorter.

 We cannot fault this site, always a pleasure to visit and we visit regularly. Yes, the toilet block is tired, though we use use our own facilities, but that can be the only gripe as the setting is perfect.

We’ve stayed in all parts of the site (though we do have a favourite that Peter tries to accommodate us with, for which we are very grateful), and there are times when, after prolonged heavy rain, being sited in the ‘Yard’ can be favourable.

Two excellent pubs within a few yards, two clean beaches where you can always find a quiet spot, a village shop/post office which sells plenty of local produce and always a friendly welcome and a garage that has a well stocked shop and sells Calor gas.

River walks, cliff walks and quiet country road walks. Rabbits, foxes, weasels, shrews, buzzards, sparrow hawks and peregrines we’ve been entertained by from our pitch, and not forgetting the heron patrolling the river!

If you’re a stargazer then there is little light interference here to spoil the night sky.

Manor farm is a Gem!

 Overall a lovely stay in a beautiful part of the country. Very reasonable prices, ‘especially compared to next door!

But as the owners and other campers have suggested, cheap and cheerful with basic amenities. Would I have preferred to pay a few quid more and experience a slight upgrade on the amenities? Yes. The toilet and shower are very tired and although we were fully expecting a basic setup from the outset, I did wonder if we all paid just slightly more and the block be refurbished, then the toilet and shower issue that has been mentioned in previous reviews need not be an issue at all.

That being said, given the price we paid, it was acceptable and we managed to keep clean and refreshed, even with 2 young children in tow. They loved camping in the orchard and we were lucky enough to have it to ourselves most of the time.

It was so peaceful having breakfast in the morning looking out over the trees to the coast. Also excellent access to Freshwater Beach where our friends were staying and a great little shortcut into the village with a great pub on the doorstep and play park for the kids just a few metres down the road.

The village shop sold lovely local produce that we got for breakfast each day. All very close to the campsite. Owners very helpful and polite and gave us great advice on the area and even provided wheelbarrows to help move our stuff to the orchard.

Would love to stay again and explore a bit more of the area.

 Very disappointing did not stay. When we read the reviews they seemed good how wrong we were.

Used CL sites all the time so we are fully aware of what is a CL site.

Arrived quite shocked site very run down we were directed to a tiny piece of land surrounded by weeds rubble etc like been in a scrapyard not enough room to put out a canopy on motorhome.

Yes it was on a farm but very unkempt, we and our friends who were also into motorhome did not stay.

Strongly advise not to use this CL site you will be very disappointed sadly to say site was absolutely terrible

 Only stayed one night on our way home. Peter spoke to us over the phone and was very helpful, but we did not see him on the site. I agree with previous reviews regarding some signage or some sort of map as we struggled to find our way out of the campsite on foot.

Our pitch was on grass with electric and a nice size.

My only complaint is the toilet/ kitchen block. I accept that it’s old and a bit dated. No problem. But it was FILTHY! It really needs a few hours spent on it with some soap and water inside and out.

The shower tray was minging. There was deep grained dirt all around the kitchen. Outside was also terrible with filthy window sills and filled up gutters.

There was a really bad trip hazard as you walked into the door. Some sort of drain?

After Peters lovely introduction over the phone I was really disappointed.

Just a bit of care and attention and this could be a sweet little site.

 Lovely little site with electric within easy walking distance of the beach, village with 2 pubs and the post office.

Also close to Lyme Regis and Weymouth and West Bay is walkable along the beach, takes around 35 minutes which we did on two occasions. Had to get the bus back one time as the tide was in, check the last bus times though as the last one was 8. 23pm.

Can't comment on the facilities as we used our own during our stay but they do look like they need updating.

The owner, Peter is very chatty and knowledgeable regarding walks in the surrounding area.

For £20 per night we would definitely come back.
