If your fond of rules you'll love it here,
Never seen so many edicts & in toilet block:
Do not use this toilet and wash room facility unless you have the competence to do safely unaided without risking harm to yourself/others.
Other stark warnings included use of hot water
And my favourite:
Have consideration for those who are waiting do not unnecessarily (sic) prolong your visit to this facility.
I kid you not.

Good points –
Friendly owner and manager, and a well maintained site.
Good road (apart from the last few hundred metres – see later) from junction 21 of the M5.
A mile or two away are extensive walks/dog walks on the sand dunes and beaches, impressive headlands, and extensive woodland. And Weston-super-Mare.
Communications mast on edge of site – perfect internet and mobile phone links. You’ll need tv Channels 800 and 801 for BBC South West news and weather – channels 1 and 2 will give you Welsh news and weather.
Small shop in village; Sainsbury's (with cheap petrol) a mile or two back towards the motorway.
Not so good points –
Gate is kept locked 24 hours, although you are given the code. Bit of a nuisance - never come across a permanently locked caravan holiday site before.
No hard road or hardstandings to main visiting tourers area, means that in bad weather conditions, as the summer of 2012, things become difficult and muddy, and car parking is not allowed by the caravan. Understandable.
Narrow local roads mean a few hundred metres of problem for caravans coming from motorway; but in terms of walking to the sea or the nearest village (a mile or two further on down the narrow road), walking is certainly not safe and not recommended.
This also means that although a dog-friendly site, apart from the dog ‘exercise area’ on site (bio-degradable dog bags needed), dog walks straight off the site are not really on.
Necessary to sign a form saying you agree to abide by the rules of the site. They run to about five pages, and are pinned up on the toilet blocks. Signage and notices are not in short supply, including one on the gates saying that you are ‘entering a multi hazard area’. Disconcerting!

Really good, quiet site,
Clean toilets etc, friendly warden, good bus service to town/main beach,
Electric hookups, slight slope, but ok with tent.
Dog walking area, drawback for some. Only over 30's allowed, a bit open in bad weather as it is high up, 2/3 min drive to main supermarket and small retail units, 1/2 mile from residential area and bus stop.
Portapot emptying tank and wash facility, shower and dish wash area.

We love the site, one of our favourites.
Its lovely and peaceful and Donna and Dave are so helpful.
We really like it being for over 30s and very quiet.
We live in Bristol so its just down the road for us but feels like a whole world away.
Toilets and showers basic but perfectly adequate and always spotless.
The lists of rules just make us laugh but it does ensure that the site is kept very peaceful
Don't be put off by all the rules as it really is a lovely site.
I spent a couple of nights on my own there and felt completely safe - I didn't have a moment of worry about being a woman on my own in the caravan.
There a are lovely walks close by and plenty of shops too.

What a wonderful site we went on the last weekend of the season, on arrival the warden was there to greet us and open the gate what a very helpful gentleman.
The site was well kept and very quiet but the shower and toilet block were a little dated but quite usable. The lane is very narrow and busy with no pavements but the warden did say there was a walk down the fields to Sand Bay.
This is a dog friendly beach and the Tea rooms are excellent.
There is a small dog exercise area on site but please pick up after your dog as they have been kind enough to give us an area and bin.
Would definitely return if we are in the area

Fantastic. We came to Rose Tree for T4 on the beach, (which as three 30-somethings is questionable in itself!) but all I can say is we had an amazing time.
I have never in my life camped, but I thoroughly enjoyed it.
The toilet & shower facilities are pristine, the campsite hosts are lovely, and could not do enough to help.
Our only apprehension was that we had read reviews that said 'do not come here if you want to make merry'. I think this is a relative term, as that was our exact intention! We wanted to have a few drinks & reminisce (we do not see each other often), which means we can get a bit excitable.
However it was fabulous. As long as you are respectful this is not an issue. Certainly, as is polite, if you are asked to keep the noise down, do.
The site is not far (by car)to a Sainsbury's (used for snacks & drinks),
TK Maxx (for anything you've forgotten) & McDonalds (cups of tea in the morning!) There are pubs in walking distance that serve great food but the taxis are relatively inexpensive so you can get to Weston-S-Mare for 7 pounds.
Needless to say, I will be using this camp site again, and cannot wait!

Provisionally booked the pitch over the phone, unfortunately had a problem en-route which caused us to arrive late. However, Donna assured us she would see that we got on site when we turned up. And she did! What a lovely, helpful lady!
The site is clean, tidy and well organised - everythings been thought through with attention to detail!
Lovely quiet surroundings, some slightly sloping pitches but nothing a few levelling blocks won't overcome.
Great showers, toilets and washrooms. Not particularly cheap but above average facilities and.
There's no kids/youths to annoy you! Reasonably close to the beach and within easy reach of the main towns.
All in all a good experience and we'd visit again.

Lovely site adults only which was a very pleasant experience!
Bus stop nearby to weston lovely walks although narrow road to negotiate.
Peaceful site reasonable rates will certainly return! pubs nearby planes not a problem did not hear a thing.

Not very impressed with this site.First there are no hardstandings and the grass was in need of a cut. Access is via a locked gate and the signal everywhere is amazing. No tourist info though. No easy walking from the site without 25mins on narrow lanes avoiding fast local drivers
We paid £18 a night inc £2 for our dogs and found the facilities very poor.The toilet blocks although clean are very basic with no heating and the wash up needs 10p for the meter !
Although a few vans were on the site they seemed to be unoccupied or had workmen staying. Very quiet but we did hear the planes as mentioned by a previous reviewer.

We stayed for the may bank holiday weekend. No overcrowding like you get at the larger sites. There was a warm welcome from the Warden who gave us the choice of two pitches.
The site is quiet and tranquil and a very relaxing place. There is a large sized dog exercise area with mown grass (always a bonus on wet mornings)
The toilet and shower may not be as modern and up to date as some sites but they are kept so clean they were a pleasure to use.
The owner came to see everyone off on the Bank Holiday Monday and as it was wet opened a separate exit so we did not have to struggle up an incline.
I would recommend the site to anyone wanted a relaxing break and a well kept site. We will definitely be returning with our three dogs!
