 Beautiful location and very scenic park,

Suzan was very helpful and welcoming, she showed us to our pitch and helped us to set up with strict instructions not to feed the ducks and swan's.

There's a nice walk from the site to Sparham pools and back calling into the Fox for refreshments.

 Just back from 10 glorious days. Booking was straightforward and the owner very accommodating with prompt replies to my emails. I hoped for shade and we were guided to the perfect spot.

What I loved: having the caravan facing the lake was such a bonus. It was absolutely beautiful day and night. The owner marshalled everyone to set up for the best views.

The toilet was ideal and the shower roomy had plenty of space and lots of hot water for your token.

It was our first time paying extra for electricirt and we thought just I er £1 a day very reasonable.

Not so keen: although the site itself was lovely and peaceful there was a lot of noise from the nearby water lakes activity centre. On several days there were hours of competitions and it sounded like we were at a sports or swimming gala with all the screaming and cheering.

Notes: we found the directions from the A47 took us up some lanes a bit narrow for our liking. When we left we followed the road B1535 (Roarr) to the A47 instead which was a lot easier

 We loved this site. Susan was friendly in an eccentric kind of a way, 😂 she was lovely,

Although there was only one shower we never had a problem getting to use it.

The site is beautiful, it’s quiet & serene. It’s lovely watching the bird life & if you’re still and quiet enough the frogs and bug life 😊

We will definitely be back.

 Have been many times before,

The site is well looked after,

Nice and quiet as we like,

Nothing too much trouble for Suzan.

We will be going back soon,

The location of the site is superb for Norwich and local Towns.

 Lovely spot by a lake covered in water lilies. Very quiet even though there were a few units.

This is a basic site with one shower room plus a toilet for each sex.

We were very disappointed that these facilities were never visibly cleaned during our stay.

 Our first time at Utopia with our dog and certainly won't be our last. Thoroughly enjoyed our long weekend in this beautiful setting and pleasant location.

Loved watching the wildlife at hand and enjoyed a couple of pretty walks from the site along the Wensun Way/Spa & pools.

Didn't get a chance to sample the local ales at The Fox, but received great reviews re. The food from neighbours - maybe next time.

We found Utopia a great base for visiting friends in West Runton.

Site facilities were as described. Basic, clean & tidy with waste recycling.

Thank you Suzan for being so helpful and making us feel so welcome. We look forward to our next visit. L & K Stevens.

 Very quiet and peaceful site.

Within walking distance of local shop and pub.

Some nice walks close by too.

Enjoyed our stay there and the weather was mainly very kind to us.

 We've just had a fabulous week at Utopia. Nothing was too much trouble for Suzan, the owner, she was most helpful.

The site is a nature reserve, so very natural. The pitches are overlooking the lake, ideal for watching the wildlife.

The family of swans were a joy to watch. The toilets were clean, no shower due to the increase in Covid numbers which is understandable.

Shop and pub within walking distance.

All being well we will be back next year. Thank you Suzan.

 We stayed at this site for a few days, the showers were still not in action despite covid restrictions being well and truly over! (Good job we had our own shower)

The photos of the site are slightly misleading it’s not as big and spacious as they made out, fortunately we had a pitch away from others but it was quite packed in.

The owner greeted us without introduction and just said “I’m the dept collector” (very rude we felt)

The site was infested with wasps so we were unable to enjoy sitting outside to eat or drink.

When the site is described as ‘eco friendly’ I think in this case it meant untidy!

Which is a shame because it could be a lovely little site.

 Lovely quite site, a perfect place for a few days away to chill,

Susan was the perfect host and nothing was to much trouble,

We will return.

Great place to watch the wild life, fish is you want to, great place to take photos if your in to that.
